Herzog & de Meuron Transform Infamous ‘Gowanus Batcave’ Into Powerhouse Arts Facility in Brooklyn

After a decade of remediation and construction, a derelict industrial building along the Gowanus Canal in Brooklyn has been transformed into a state-of-the-art fabrication facility and makerspace for ceramic, print, and public art, as well as space for events and education. Known as Powerhouse Arts, the property is located at 322 3rd Avenue and was transformed by Pritzker Prize-winning design studio Herzog & de Meuron, alongside New York City’s PBDW Architects.

Fredrik Eklund and John Gomes of The Eklund Gomes Team and The Tuinstra-Davis Team at Douglas Elliman are leading sales and marketing for the property, which was built by Ryder Construction at the corner of West 14th Street and Sixth Avenue on the border with Greenwich Village.

Namdar Group has closed on a $160 million bridge loan for 9 Homestead Place, a 27-story residential tower at 618 Pavonia Avenue in Jersey City. Designed by C3D Architecture, the structure will yield 432 rental apartments, 10,000 square feet of ground-floor retail space, a 21,000-square-foot office component, and a collection of amenity spaces.

Douglas Elliman Development Marketing is in charge of leasing and marketing and Urban Atelier Group is the general contractor for the property, which is located on a through-block parcel between Seventh and Eighth Avenues with frontage on both West 28th and 29th Streets.

Construction Breaks Ground at 97 Glenmore Avenue in Brownsville, Brooklyn
