Excavation is underway for The Moon 27, a nine-story mixed-use building at 42-38 27th Street in Long Island City, Queens. Designed by Michael Kang Architect and developed by Hang Dong Zhang, the 50,706-square-foot structure will yield 56 residential units with an average scope of 685 square feet, as well as 12,334 square feet of commercial space, a cellar level, and a 30-foot-long rear yard. BS LIC Realty LLC is listed as the owner of the property, which is bound by 42nd Road to the northeast, Crescent Avenue to the northwest, and 27th Street to the southeast.

Phase Two Of Starhill Affordable Housing Complex Breaks Ground At 1600 Grand Avenue In Morris Heights, The Bronx

Services for the UnderServed and Bronx Pro Group recently celebrated the groundbreaking for phase two of Starhill, an affordable housing project at 1600 Grand Avenue in Morris Heights, The Bronx. The project will add 244 affordable apartments to the property, with 74 of which designated as supportive housing for formerly homeless individuals and families. On-site supportive care services will be provided by Services for the UnderServed. The project was designed by Marvel Architects.

Permits Filed for 79 Maujer Street in Williamsburg, Brooklyn

711 Seventh Avenue Approaches Topping Out in Times Square, Manhattan

Designed by Gene Kaufman Architect and developed in a joint venture between general contractor Flintlock Construction Services and Atlas Hospitality under the 711 Seventh Hotel Associates LLC, the 343-foot-tall structure will yield 400 guest rooms under IHG Hotel & Resorts’ VOCO brand. The property is alternately addressed as 170 West 48th Street and is rising on an L-shaped parcel with frontage along Seventh Avenue and West 48th Street.

95 North 6th Street Tops Out in Williamsburg, Brooklyn

580 Broadway Closes On Refinancing Deal In Soho, Manhattan

IPA Capital Markets, a division of Marcus & Millichap, announced the refinancing of 580 Broadway, a 12-story Class A office and retail property located in Soho, Manhattan. The refinancing package totaled $50 million. The building was constructed in 1900 and is located between Houston and Prince Streets. Maxi Capital Group, Sabal Investment Holdings, and GDSNY provided the $50 million office loan for the project.

Designed by Ismael Leyva Architects and developed by Kahen Properties, which purchased the assemblage of three adjacent properties for $34 million in July 2022, the 273-foot-tall structure will span 100,000 square feet and yield 81 rental units with an average scope of 1,200 square feet, as well as ground-floor retail space, a fitness center, and a top-floor banquet space. Third North Holdings LLC is listed the owner of the property, which is located between East 60th and East 61st Streets.

Developers Secure $69 Million Bridge Loan for Mason Gray At 959 Sterling Place In Crown Heights, Brooklyn

Invictus Real Estate Partners, a New York-based vertically integrated real estate private equity company, has announced the closing of a $69 million pre-TCO bridge loan for the Mason Gray, a residential property at 959 Sterling Place in Crown Heights, Brooklyn. The loan will support the completion of minor construction work on the seven-story building, allowing leasing to begin. Walker & Dunlop’s Mike Diaz and Aaron Appel arranged the financing for the project, which was developed by Hope Street Capital.

Affordable Housing Lottery Launches for 16 Dupont Street in Greenpoint, Brooklyn
