In late June, permits were filed for what will be the tallest structure in the Mount Eden neighborhood of The Bronx. Now, YIMBY has the exclusive reveal for the design of the 15-story building at 1331 Jerome Avenue, courtesy of GF55 Partners. The project will bring commercial, residential, and community facilities to the neighborhood.
Permits have been filed for a sixteen-story mixed-use building at 300 West 30th Street, in Midtown, Manhattan. The site is on the corner of 30th Street and 8th Avenue, a block from the southwest corner of Penn Station, and two avenues away Hudson Yards. Hiwin USA group is listed as responsible for the development.
Permits have been filed for a four-story mixed-use building at 1146 47th Street, just south of Greenwood Cemetery in Borough Park, Brooklyn. The site is three blocks away from the 50th Street subway station, serviced by the D trains. Lush Developers is listed as behind the applications.
Plans have been announced for a new seven-story office building on the Greenpoint Waterfront, and today, YIMBY has the first renderings for the site. The project is targeted to satisfy the demand for more small Class-A office space in the rising Greenpoint and North Williamsburg areas, which have seen a significant boom in new residential development. Simon Baron Development is the developer behind the uniquely-shaped structure, and FXCollaborative is responsible for the design.

The site is off the beaten path for Greenwich Village, and the extant structure is not of noteworthy or particular beauty. Despite this, the odds are high this project will attract undeserved criticism from local rent-gouging homeowners fearful of any increase in neighborhood housing supply. Joseph Straus of the Straus Group is listed as responsible for the development.
