One Madison Avenue’s Renovation and Expansion Project Ramps Up in the Flatiron District, Manhattan

Construction activity is underway at One Madison Avenue in the Flatiron District, where the 13-story full-block structure is being renovated and expanded with a new 18-story addition. Designed by Kohn Pedersen Fox and developed by SL Green, the project will stand 27 stories and yield 1.4 million square feet of Class A office space. Helping to develop and finance One Madison Avenue’s future are the National Pension Service of Korea and Hines, contributing a grand total of $1.25 billion in construction financing. The property is bound by East 23rd Street to the south, Madison Avenue and Madison Square Park to the west, East 24th Street to the north, and Park Avenue South to the east.

MTA and SL Green Debut Grand Central Subway Entrance at One Vanderbilt Avenue

This week, the MTA and SL Green debuted a new entrance to the Grand Central-42nd Street subway station at One Vanderbilt Avenue, a 77-story supertall office skyscraper in Midtown. The new entrance is the latest component of SL Green’s $220 million transit improvement project bundled into development of the commercial project.

SL Green recently celebrated the commencement of construction at One Madison Avenue, a new 1.4-million-square-foot office building in the Flatiron District. The project entails the expansion and redevelopment of an existing 13-story structure into a 27-story Class A office building.

Designed by COOKFOX Architects, the project will add 199,353 square feet of office space to the rapidly changing neighborhood. Hines is serving as development manager and Trinity Church Wall Street is listed as the owner on permits filed last November. The site is bound by Greenwich Street Street to the west, King Street to the north, and Charlton Street to the south.

Trinity Church Wall Street filed permits for the 260,000-square-foot building, which will feature retail at the ground floor and office space above. Permits Filed for 2330 Broadway on the Upper West Side, Manhattan

Permits have been filed for an 18-story senior living facility at 2330 Broadway on the Upper West Side in Manhattan. Located between West 84th Street and West 85th Street, the interior lot is one block south of the 86th Street subway station, serviced by the 1 train. As previously reported by YIMBY, the site is under development by Welltower, Inc. and is the second senior living property in New York City for the global health provider. Real estate investment firm Hines is also a co-developer.

YIMBY Takes in the Rising Skyline From Atop 53 West 53rd Street, in Midtown

YIMBY recently went on a hard hat tour of the upper floors of Jean Nouvel’s 53 West 53rd Street residential skyscraper. The uniquely tapered diagrid structure is topped out at 1,050 feet with the façade almost entirely installed. The supertall is being developed by Hines, while SLCE Architects and Adamson Associates are the architects of record. The condominiums are being marketed by Corcoran Sunshine.

New Senior Housing Facility at 139 East 56th Street Tops Out in Midtown Manhattan

139 East 56th Street, aka 677-681 Lexington Avenue, recently topped out 17 stories above Midtown. Designed by SLCE Architects and developed by Hines and Welltower, the new senior-housing facility is called “Sunrise” and is located at the corner of East 56th Street and Lexington Avenue. Facade installation at ground level has also commenced. The two developers previously paid $115 million for the 9,236-square foot site. The tower now stands 218 feet to its rooftop.
