Affordable Residential Building to Replace Our Lady of Loreto Church, 124 Sackman Street, Ocean Hill

Our Lady of Loreto, an abandoned church owned by the Roman Catholic Diocese of Brooklyn and located at 124 Sackman Street in Ocean Hill, is expected to be demolished to make way for an affordable residential building. Catholic Charities Progress of Peoples Development Corporation, which leases the property, is behind the project, the New York Times reported. New building applications haven’t yet been filed, but demolition permits were back in June and crews are expected to begin work later this year. When the church originally closed back in 2008, the structure came close to being razed for 88 affordable residential units. An agreement was made to build 64 residential units behind it while converting the church structure into a different use. Since the 2010 agreement, Catholic Charities hasn’t been able to recruit a redevelopment team to convert the property. The site, located at the corner of Pacific and Sackman streets, is five blocks from Broadway Junction stop on the the A, C, J, L, and Z trains.

Three-Story, Two-Unit Residential Building Coming to 900 Madison Street, Ocean Hill

Queens-based Southern Plaza Corp. has filed applications for a three-story, two-unit residential building at 900 Madison Street, in northern Ocean Hill. It will measure 3,892 square feet, 2,978 square feet of which will be residential space. It will host a single apartment on the ground and cellar levels, followed by a second apartment on the second, third, and penthouse levels. Russell A. Dance’s South Ozone Park-based RLD3 Engineering is the applicant of record. The site, a 16-foot-wide, 1,667-square-foot property, is currently vacant. The Gates Avenue stop on the J/Z trains is located three blocks to the north.

Four-Story, Eight-Unit Affordable Residential Building Filed at 416 Thomas S. Boyland Street, Ocean Hill

The Department of Housing Preservation and Development (HPD) has filed applications for a four-story, eight-unit residential building at 416 Thomas S. Boyland Street, in Ocean Hill. The structure will measure 10,303 square feet and its residential units should average 1,233 square feet apiece. That means the rental apartments will come in family-sized configurations. There will be two apartments per floor and no parking is included, as none is required. Salvatore Perry’s Hudson Square-based Latent Productions is the architect of record. The 40-foot-wide, 4,503-square-foot plot is currently vacant. The Rockaway Avenue stop on the A/C trains is located nine blocks to the north. Since the city is building the project, its apartments will surely come with some amount of affordability.

Permits Filed: 1668 Eastern Parkway, Ocean Hill Hotel

Yesterday, we told you about a hotel coming to a commercially zoned patch of western Crown Heights. Now, YIMBY has spotted plans for another hotel in the midst of a residential area, but this one is headed for the border between Ocean Hill and Brownsville in eastern Brooklyn. Developer Nehalkumar Gandhi has filed building applications for a six-story hotel at 1668 Eastern Parkway, at the corner of Prospect Place.
