38-15 9th Street

14-Story, 198-Key Red Lion Hotel Filed at 38-15 9th Street, Long Island City

Brooklyn North Capital has filed applications for a 14-story, 198-key hotel at 38-15 9th Street, in the Ravenswood section of Long Island City, located six blocks from the 21st Street-Queensbridge stop on the F train. The new 82,586-square-foot building would rise on a 124-foot-wide, 12,483-square-foot assemblage located mid-block. Red Lion Hotels Corporation will operate the hotel, according to The Real Deal. The hotel rooms will be located between the second and 13th floors, with amenities hosted on the remaining levels. Specifically, the cellar will contain a fitness center, banquet rooms, and accessory office and storage space; the ground floor will host a coffee shop, a restaurant/bar with outdoor seating, and storage for six bikes; finally, there will be another outdoor bar on the 14th floor. Completion of the building is expected in 2019. Five two-story brick apartment buildings – spanning 38-15 – 38-23 9th Street – must first be demolished.


92-18 150th Street

Reveal for 15-Story, 72-Unit Hotel Planned at 92-18 150th Street, Jamaica

TCX Development is planning a 15-story, 72-key hotel at 92-18 150th Street, located at the corner of Archer Avenue in downtown Jamaica, strategically located two blocks from the Jamaica Center-Parsons/Archer Station on the E/J/Z trains and five blocks from the Jamaica hub station on the Long Island Rail Road. The project, which does not currently have new building applications with the city’s Department of Buildings, should measure 35,000 square feet, with hotel rooms averaging 250 square feet apiece, Commercial Observer reports. It will feature a 2,000-square-foot rooftop bar and a 1,500-square-foot restaurant. ARC Architecture + Design Studio is responsible for the design. The developer has already demolished the site’s single-story predecessor. TCX acquired the site for $1.7 million in August of 2015.


27-45 Jackson Avenue

Façade Unveiled on 19-Story, 176-Key Aloft Hotel at 27-45 Jackson Avenue, Long Island City

Back in December of 2015, YIMBY reported on the topping out of the 19-story, 176-key Aloft Hotel under development at 27-45 Jackson Avenue, in the Court Square section of Long Island City. Since then, façade installation has been underway and is now being unveiled from scaffolding, The Court Square Blog reports. The 68,160-square-foot complex features a main 19-story structure on Jackson Avenue in addition to a slimmer eight-story counterpart on Hunter Street. Guest amenities include storage for seven bikes, a fitness center, a conference room, and a bar/lounge. Nassim Seliktar is the property owner, while Gene Kaufman Architect is behind the design. Completion is expected within the next few months.


50 Kenny Place

Renovated 12-Story, 148-Key Crowne Plaza Hotel Opens at 50 Kenny Place, Saddle Brook, New Jersey

Last summer, Houston-based Unique Hotel Management Group acquired the shuttered 12-story hotel at 50 Kenny Place, in Saddle Brook, New Jersey (in Bergen County). Now, after six years of sitting empty, the hotel has finally reopened as a Crowne Plaza, according to NorthJersey.com. The renovated hotel has 148 rooms, a redesigned lobby, meeting and event rooms, a business center, and a restaurant, dubbed SKY, located on the top floor. The distinctly cylindrical tower was built in 1971 as a Holiday Inn, but closed in 2010 following the financial crisis, prior to being acquired by Unique for $10.7 million.


450 Eleventh Avenue

New Details of 42-Story, 440-Key Starwood Hotel Planned at 450 Eleventh Avenue, Hudson Yards District

Flushing-based Marx Development Group reacquired, for $35 million, the development assemblage at 450 Eleventh Avenue, located on the corner of West 37th Street in the Hudson Yards District, in 2013. Since then, the developer purchased 35,550 square feet of development rights for $7 million, and now new details of the planned hotel have been revealed by The Real Deal. Planned is a 42-story, 440-key Starwood Hotels & Resorts Worldwide hotel. The tower will measure roughly 213,300 square feet and will feature 3,000 square feet of ground-floor retail space. DSM Design Group is designing the project. Groundbreaking is expected later this year, and opening is slated for 2019. Two low-slung commercial buildings – at 448-452 Eleventh Avenue – must first be demolished.
