Site Prep Underway for 15-Story, 323-Unit Residential Complex at 241 West 28th Street, Chelsea

The ubiquitous forest green fence, a herald of impending construction, has gone up around a mid-block parking lot in Chelsea, at 241 West 28th Street. The 29,326-square-foot, 150-foot-wide lot, which stretches between West 28th and West 29th streets, and will accommodate twin 15-story, 165-foot-tall buildings, each one aligned along its respective street. The 314,013-square-foot complex is set to feature a 6,094-square-foot commercial component topped by 252,191 square feet of apartments. Given its 323-unit count, each apartment would average 781 square feet. The project is being developed by Edison Properties, with Hunter Roberts Construction Group as the general contractor.

215 West 28th Street

Reveal for Two-Building, 290,000-Square-Foot Residential Complex at 215 West 28th Street, Chelsea

In November 2013, YIMBY revealed renderings for the ME Architect-designed 21-story residential building at 215 West 28th Street, in Chelsea. Then in January 2015, we revealed renderings of an alternate design by Karim Rashid. Now, HAP Investments is moving forward with a two-building development designed by DXA Architects, which was first revealed by Curbed NY. The entire complex will measure 290,000 square feet, although filings have only been submitted for the building at 215-219 West 28th Street (and it will also cantilever over the existing tenement buildings at 213 and 221 West 28th Street). Filings detail a 183,293-square-foot building with 112 residential units and 8,202 square feet of ground-floor retail space. The other building, to rise at 223-227 West 28th Street, is not filed yet, but should measure around 100,000 square feet.

500 West 22nd Street

Eight-Story, Eight-Unit Mixed-Use Building Filed at 500 West 22nd Street, West Chelsea

Rye Brook, N.Y.-based Brantwood Capital has filed applications for an eight-story, eight-unit mixed-use building at 500 West 22nd Street (a.k.a. 197 Tenth Avenue), in West Chelsea. The structure will encompass 33,662 square feet and will feature 1,959 square feet of retail space on the ground and cellar levels. We can’t calculate the size of the residential units, which will likely be condominiums, but there will be a full-floor unit on the second floor, two on the third floor, followed by full-floor units on the fourth through sixth floors, topped by two duplex units across the seventh and eighth floors. The top apartments will also feature rooftop terraces. Norman Cox’s Brooklyn-based Union Street Studio is the architect of record. Demolition permits were filed earlier this month for a four-story building (previously two tenement buildings).
