FIT’s New Academic Building Rises at 220 West 28th Street in Chelsea, Manhattan

Construction is rising on the Fashion Institute of Technology‘s New Academic Building, a ten-story structure at 220 West 28th Street in the Garment District of Chelsea. Designed by SHoP Architects, the 110,000-square-foot facility will yield new classrooms, administrative offices, review and exhibition spaces, and a student quad illuminated by skylights. EE Cruz & Company Inc. is the general contractor for the Midtown project, which is located between Seventh and Eighth Avenues, within walking distance of Penn Station, Madison Square Garden, and Moynihan Train Hall. The New Academic Building is aiming for LEED Gold certification upon completion.

Maverick Chelsea Opens for Occupancy at 225 West 28th Street in Chelsea, Manhattan

HAP Investments has received the first temporary Certificate of Occupancy for Maverick Chelsea, a 20-story residential building at 225 West 28th Street in Chelsea, Manhattan. Designed by DXA Studio, MEP systems engineered by RAAD, the structure yields 112 rental units including 35 units designated for residents at 70 to 80 percent area median income (AMI).

Google’s 2-Acre Rooftop Park Opens to the Public at Pier 57 in Chelsea, Manhattan

New York City’s largest rooftop park opened to the public last week atop Pier 57 in Chelsea. Designed by Handel Architects and developed by RXR Realty, YoungWoo & Associates, Hudson River Park Trust, and The Baupost Group, the 2-acre space is part of a $410 million renovation to the 70-year-old structure in Hudson River Park and now features 350,000 square feet of office space with Google as the anchor tenant. The building will also feature 50,000 square feet of public-oriented amenities on the ground floor developed by Jamestown that include a food hall curated by the James Beard Foundation, community space with flexible layouts available for booking by local organizations, a public gathering place called the Living Room, and an outdoor screening space for the annual Tribeca Film Festival. Pier 57 formerly served as a shipping port and bus depot and is located at the intersection of West Street and West 15th Street.

341 Ninth Avenue’s Green Roof Takes Shape in West Chelsea, Manhattan

Work continues to unfold on Manhattan’s largest outdoor roof deck at 341 Ninth Avenue, a ten-story office building in West Chelsea. Tishman Speyer is working with the United States Post Office to redevelop the 2.2 million-square-foot Art Deco-style structure, known as the Morgan North Postal Facility, converting the upper floors into 650,000 square feet of modern office space with a 2.5-acre green roof. The property will also yield 5,000 square feet of ground-floor retail space facing Ninth Avenue. CBRE represented USPS in prior negotiations with Tishman Speyer for the Midtown, Manhattan project, which occupies the full block from Ninth to Tenth Avenues and West 29th to West 30th Streets. Urban Atelier Group is the general contractor for the project.

Sales Launch for The Cortland at 555 West 22nd Street in Chelsea, Manhattan

Sales have officially launched at The Cortland, a 25-story condominium building at 555 West 22nd Street in the West Chelsea neighborhood. Developed by Related Companies, in partnership with Mitsui Fudosan America, the nearly 300-foot-tall new structure was designed by Robert A.M. Stern Architects with interiors by Olson Kundig and will hold 144 residential units. The Cortland will have a mix of two- to five-bedroom residences, as well as a series of penthouses. Related Sales LLC and CORE Group are the exclusive co-sales and marketing agents for the development, with residences starting at $4.05 million.

The XI Prepares to Resume Construction at 76 Eleventh Avenue in Chelsea, Manhattan

Construction is set to resume on The XI, with a revised completion date of “Winter 2024” posted for the stalled two-tower mixed-use project at 76 Eleventh Avenue in Chelsea. Designed by Bjarke Ingels Group and developed by 76 Eleventh Avenue Property Owner LLC, the twisting 26- and 36-story structures have stood topped out and unfinished since late 2019, when reports of trouble began to surface about the former developer, HFZ Capital Group. In late 2021, Steve Witkoff purchased the property in a foreclosure sale for $900 million and partnered with Access Industries and Monroe Capital, and it now appears that the project is back on track, with an updated board at the property listing Suffolk Construction Corporation as the new general contractor, replacing Omnibuild. The full-block site is located adjacent to the High Line and is bound by Tenth Avenue to the east, West Street to the west, West 17th Street to the south, and West 18th Street to the north.

Basquiat Family Announces Exhibition of Rare Works at the Starrett-Lehigh Building in Chelsea, Manhattan

For the first time, Jean-Michel Basquiat’s family has organized a show of rare and never-before-seen works since the artist’s untimely death in 1988. The family has partnered with internationally acclaimed architect David Adjaye to design the exhibition, which launches April 9 at the Starrett-Lehigh Building, at 601 West 26th Street in West Chelsea.

Developers Celebrate 28&7’s Grand Opening at 322-326 Seventh Avenue in Chelsea, Manhattan

GDS Development Management and Klövern recently celebrated the completion and opening of 28&7, a new office building in Chelsea. The 12-story building is located at the corner of 28th Street and Seventh Avenue and comprises more than 90,000 square feet.

NYC-based real estate development firm Anbau, together with Corcoran Sunshine Marketing Group, today announced the launch of sales at Flatiron House, a new luxury condominium located at 39 West 23rd Street. With architecture and interiors by COOKFOX Architects, a leader in biophilic design, the development comprises two distinct buildings connected by a shared interior garden with a total of 44 residences. The Tower features 37 one-to four-bedroom residences with a separate entrance on 23rd Street, while the Loft offers a collection of seven one- to five-bedroom residences and an entrance on 24th Street, many of which are full-floors with direct elevator entry.

Work Wraps Up on ODA’s Cubic 101 West 14th Street in Chelsea, Manhattan

Construction is getting closer to completion on 101 West 14th Street, a 13-story residential building in Chelsea, Manhattan. Alternately addressed as 531 Sixth Avenue, the reinforced concrete structure is designed by ODA Architecture and developed by Gemini Rosemont and will yield 44 condominium units as well as 5,830 square feet of ground-floor retail space for two tenants. Residential sales launched last year and are being led by Ryan Serhant of Nestseekers International’s Serhant Team, with prices starting at $1.35 million for one-bedroom units. Whitehall Interiors is in charge in interior designs and New Line Structures is the general contractor for the property, which is located at the northwest corner of West 14th Street and Sixth Avenue, just above the border with Greenwich Village.
