Rendering Reveals Hotel-to-Residential Conversion of 440 West 57th Street in Hell’s Kitchen, Manhattan

A new rendering has been revealed for the hotel-to-residential conversion of 440 West 57th Street, a two-building complex in Hell’s Kitchen, Manhattan. Designed by Isaac & Stern Architects and developed by Isaac Hera of Yellowstone, the project will involve a full re-cladding of the structures and will transform their 600 guest rooms into 316 condominium units. The development consists of a 17-story, 184-foot-tall tower along West 57th Street and an 11-story annex with frontage on West 56th Street, and originally opened in 1963 as a Holiday Inn. The property last operated as the Watson Hotel and is located between Ninth and Tenth Avenues.

Renderings have been revealed for Parc Beaufort, a 14-story office-to-residential conversion currently underway at 140 West 57th Street along Billionaires’ Row in Midtown, Manhattan. Designed by MdeAS Architects and developed by Feil Organization, the project will yield 47 condominium units with interiors by Stephen Sills Associates. The property is located between Sixth and Seventh Avenues.

Rendering Revealed for Office-To-Hotel Conversion At 509 Madison Avenue in Midtown, Manhattan

A rendering has been revealed for The Lowell Modern, a proposed office-to-hotel conversion and expansion of 509 Madison Avenue, a 21-story commercial building in Midtown, Manhattan. Developed by Kensico Properties, the project involves the addition of nine floors to the 249-foot-tall structure and the replacement of its Art Deco façade with a modern glass curtain wall. The conversion would span 139,000 square feet and yield 96 guest rooms, 3,300 square feet of ground-floor retail, and a collection of guest amenities. The property is located at the southeast corner of Madison Avenue and East 53rd Street.

343 Madison Avenue Secures Long-term Tenant In Midtown, Manhattan

Starr Insurance Companies has signed a 20-year lease to occupy approximately 275,000 square feet at 343 Madison Avenue, a 46-story commercial skyscraper under construction in Midtown East, Manhattan. Designed by Kohn Pedersen Fox and developed by BXP, the 844-foot-tall structure will yield 930,000 square feet of office space. Starr will relocate its headquarters to floors 16 through 27 in the tower. The property is located between East 44th and 45th Streets.

5 Times Square Begins 1,250-Unit Office-to-Residential Conversion in Midtown, Manhattan

Work is underway on the office-to-residential conversion of 5 Times Square, a 38-story skyscraper in Midtown, Manhattan. Designed by Gensler and developed by RXR Realty, Apollo Global Management, and SL Green, the project will transform the 575-foot-tall structure’s 917,745 square feet of vacant office space into 1,250 rental units. Of this total, 313 will be permanently affordable for residents earning up to 80 percent of area median income (AMI). The property is located along Seventh Avenue between West 41st and 42nd Streets.

Morgan Stanley Headquarters Continues Renovations at 1585 Broadway in Times Square, Manhattan

Renovations are progressing on 1585 Broadway, a 42-story office skyscraper in Times Square, Manhattan. Designed by Gensler, the project involves the re-cladding of the 685-foot-tall structure’s podium and refurbishments to the tower’s 1.3 million square feet of office space. The building was completed in 1990 and serves as Morgan Stanley’s global headquarters. The property is located between West 47th and 48th Streets.

One Times Square Completes Renovations in Times Square, Manhattan

Last night, Times Square rang in the New Year with the dropping of a new ball above One Times Square, a 26-story commercial tower that recently completed its $500 million renovation at 1475 Broadway. Designed by S9 Architecture and developed by Jamestown, the project involved a full gut renovation and re-cladding of the 395-foot-tall steel-framed structure, the addition of new LED displays, and the construction of an outdoor public observation deck. SLCE Architects was the architect of record for the property, which is located on a trapezoidal plot bounded by West 43rd Street to the north, West 42nd Street to the south, Broadway to the east, and Seventh Avenue to the west.

JPMorgan Tower’s Exterior Nears Completion At 270 Park Avenue in Midtown East, Manhattan

Occupying the number-one spot for the fourth and final time on YIMBY’s annual construction countdown is the JPMorgan Chase Tower, the financial institution’s 1,389-foot supertall headquarters at 270 Park Avenue in Midtown East. Designed by Lord Norman Foster of Foster + Partners and developed by Tishman Speyer, the 60-story skyscraper yields 2.5 million square feet of office space with a capacity of 14,000 employees, and is the tallest structure in New York completely powered by upstate hydroelectric energy.

Demolition Complete for 1,264-Foot Supertall At 625 Madison Avenue in Midtown East, Manhattan

At number two on our annual countdown of the tallest construction projects in New York is 625 Madison Avenue, a planned 1,264-foot supertall residential skyscraper in Midtown East, Manhattan. Developed by Related Companies under the 625 Mad Realty LLC, the 66-story structure is slated to span 496,000 square feet and yield 101 condominium units with an average scope of 4,918 square feet. The project will also include nearly 75,000 square feet of retail space on the first two levels, a fourth-floor restaurant and private dining area, and a suite of amenities. The multi-billion-dollar project will rise on the east side of Madison Avenue between East 58th and 59th Streets.

The fifth-tallest building on our year-end construction countdown is 37–47 West 57th Street, an 1,100-foot-tall mixed-use supertall skyscraper along Billionaires’ Row in Midtown, Manhattan. Designed by OMA and developed by Sedesco, the 63-story structure is slated to yield 119 condominium units with an average scope of 1,992 square feet, along with a 158-room hotel and a 10,212-square-foot restaurant. The assemblage is located between Fifth and Sixth Avenues with frontage on both West 57th and West 58th Streets.
