5 Times Square Begins 1,250-Unit Office-to-Residential Conversion in Midtown, Manhattan

Work is underway on the office-to-residential conversion of 5 Times Square, a 38-story skyscraper in Midtown, Manhattan. Designed by Gensler and developed by RXR Realty, Apollo Global Management, and SL Green, the project will transform the 575-foot-tall structure’s 917,745 square feet of vacant office space into 1,250 rental units. Of this total, 313 will be permanently affordable for residents earning up to 80 percent of area median income (AMI). The property is located along Seventh Avenue between West 41st and 42nd Streets.

Morgan Stanley Headquarters Continues Renovations at 1585 Broadway in Times Square, Manhattan

Renovations are progressing on 1585 Broadway, a 42-story office skyscraper in Times Square, Manhattan. Designed by Gensler, the project involves the re-cladding of the 685-foot-tall structure’s podium and refurbishments to the tower’s 1.3 million square feet of office space. The building was completed in 1990 and serves as Morgan Stanley’s global headquarters. The property is located between West 47th and 48th Streets.

One Times Square Completes Renovations in Times Square, Manhattan

Last night, Times Square rang in the New Year with the dropping of a new ball above One Times Square, a 26-story commercial tower that recently completed its $500 million renovation at 1475 Broadway. Designed by S9 Architecture and developed by Jamestown, the project involved a full gut renovation and re-cladding of the 395-foot-tall steel-framed structure, the addition of new LED displays, and the construction of an outdoor public observation deck. SLCE Architects was the architect of record for the property, which is located on a trapezoidal plot bounded by West 43rd Street to the north, West 42nd Street to the south, Broadway to the east, and Seventh Avenue to the west.

JPMorgan Tower’s Exterior Nears Completion At 270 Park Avenue in Midtown East, Manhattan

Occupying the number-one spot for the fourth and final time on YIMBY’s annual construction countdown is the JPMorgan Chase Tower, the financial institution’s 1,389-foot supertall headquarters at 270 Park Avenue in Midtown East. Designed by Lord Norman Foster of Foster + Partners and developed by Tishman Speyer, the 60-story skyscraper yields 2.5 million square feet of office space with a capacity of 14,000 employees, and is the tallest structure in New York completely powered by upstate hydroelectric energy.

Demolition Complete for 1,264-Foot Supertall At 625 Madison Avenue in Midtown East, Manhattan

At number two on our annual countdown of the tallest construction projects in New York is 625 Madison Avenue, a planned 1,264-foot supertall residential skyscraper in Midtown East, Manhattan. Developed by Related Companies under the 625 Mad Realty LLC, the 66-story structure is slated to span 496,000 square feet and yield 101 condominium units with an average scope of 4,918 square feet. The project will also include nearly 75,000 square feet of retail space on the first two levels, a fourth-floor restaurant and private dining area, and a suite of amenities. The multi-billion-dollar project will rise on the east side of Madison Avenue between East 58th and 59th Streets.

Demolition Finishing Up for 1,100-Foot Supertall at 37–47 West 57th Street in Midtown, Manhattan

The fifth-tallest building on our year-end construction countdown is 37–47 West 57th Street, an 1,100-foot-tall mixed-use supertall skyscraper along Billionaires’ Row in Midtown, Manhattan. Designed by OMA and developed by Sedesco, the 63-story structure is slated to yield 119 condominium units with an average scope of 1,992 square feet, along with a 158-room hotel and a 10,212-square-foot restaurant. The assemblage is located between Fifth and Sixth Avenues with frontage on both West 57th and West 58th Streets.

Demolition Progresses for Extell Supertall at 871 Seventh Avenue in Midtown, Manhattan

At number six on our year-end construction countdown of the tallest buildings underway in New York is 871 Seventh Avenue, a planned 1,050-foot mixed-use supertall skyscraper in Midtown, Manhattan. Designed by Beyer Blinder Belle and developed by Extell, the 71-story structure will span 484,000 square feet and yield 130 condominium units with an average scope of 2,315 square feet, as well as a 159,000-square-foot hotel with 156 rooms. The project will also include 24,000 square feet of ground-floor retail space and a 55-vehicle parking garage.

The Torch Continues to Rise at 740 Eight Avenue in Times Square

At number seven on our year-end countdown of the tallest construction projects in New York is The Torch, a 1,029-foot supertall skyscraper at 740 Eighth Avenue in Midtown, Manhattan. Designed by ODA and developed by Extell, the 52-story structure will span 885,902 square feet and yield an 825-room hotel topped by a public outdoor observation deck with a drop ride. The mixed-use project is also slated to include lower-level retail space, a restaurant on two of the upper floors, a VIP lounge, and a pool deck for hotel guests.

520 Fifth Avenue’s Exterior Nears Completion in Midtown, Manhattan

The eighth-tallest building on our year-end construction countdown is 520 Fifth Avenue, a 1,002-foot mixed-use supertall skyscraper in Midtown, Manhattan. Designed by Kohn Pedersen Fox and developed by Rabina, the 88-story structure will span 415,000 square feet and yield 100 condominium units and 25 floors of boutique office space. The project will also include ground-floor retail and an extensive collection of amenities. The property is located at the corner of Fifth Avenue and West 43rd Street, one block north of Bryant Park.

Affordable Housing Conversion Begins At 371 Seventh Avenue In Midtown, Manhattan

Slate Property Group and Breaking Ground have completed the acquisition of the Stewart Hotel at 371 Seventh Avenue in Midtown, Manhattan. The acquisition marks the start of a hotel-to-residential conversion project that will deliver 579 permanently affordable apartments. Slate will lead the development and construction of the project, which will be owned and operated by Breaking Ground upon completion. The initiative is aimed at serving low-income households and formerly homeless individuals. The property is located between West 29th and 30th Streets.
