Yesterday, Thomas Zoitas filed applications for a seven-story, 22-unit mixed-use project at 36-37 31st Street. The building will measure a total 21,412 square feet, which includes 6,035 square feet of commercial space on the ground and second stories. Apartments will average nearly 700 square feet each, and the N and Q trains’ stop at 36th Avenue is at the intersection to the north. Anthony Morali’s Midtown-based Morali Architects is the architect of record, and an existing three-story building must first be demolished.
