High-Rise Condo Tower Planned At Union Theological Seminary, Morningside Heights

Union Theological Seminary – located at 3041 Broadway, between West 120th and 122nd Street in Morningside Heights – is proposing to co-develop a condominium tower located on the campus’s northern quadrangle. The seminary would sell 350,000 square feet of air rights in the process, which would go towards a slender tower, potentially rising 35 to 40 stories in height. L&M Development Partners would be the developer, and the profits would go towards a needed $100 million renovation of the aging academic buildings, according to the Wall Street Journal.

Three-Story Office & Retail Conversion Underway At 74 Kent Street, Greenpoint

In mid-2014, Caerus Group acquired the three-story former Eberhard Pencil Factory building at 74 Kent Street, in Greenpoint, for $7.5 million. Now, the developer is converting the landmarked, 17,413 square-foot property into commercial space, according to Commercial Observer. Office space will be located on the second, third, and cellar levels, while retail space will occupy the ground floor. Each floor will feature outdoor space and 6,000 square feet of green space is planned on the roof. Hustvedt Cutler Architects is designing the conversion and completion is expected in the first half of 2016.

City Seeks Developers For 70,000 Square-Foot Commercial Project At 2325 Third Avenue, East Harlem

The City’s Economic Development Corporation and Housing Preservation and Development have launched a request for proposals for the vacant, 7,000 square-foot development site located at 2321-2325 Third Avenue, in East Harlem between East 126th and 127th Streets, according to DNAinfo. The site boasts 70,000 square feet of commercial development rights and is located directly adjacent to the site of a planned 115,000 square-foot proton beam therapy center. The commercial project is just a small portion of the two-block mega-development dubbed E125. The blocks bounded by East 125th through 127th Streets and Second and Third Avenues will eventually be home to 1,000 residential units, up to 700,000 square feet of commercial space and at least 30,000 square feet of community space. 800 of the residential units will rent at below-market rates.

Partial Residential & Hotel Conversion For 22-Story Building At 660 Madison Avenue, Lenox Hill

The Safra family’s JSRE Acquisitions has filed applications to convert part of the 22-story, 475,000 square-foot mixed-use commercial building at 660 Madison Avenue, in Lenox Hill between East 60th and 61st Streets, into residential and hotel units. Beginning on the 10th floor, there will be 54 dwelling units added in total. The hotel portion will be located from floors 10 through 15, although it’s not specified how many of the 54 dwelling units will be part of the hotel. Regardless, the remaining units will be residential and will be located throughout floors 10 through 22. Roof terraces already exist on many of the floors and the top two floors will consists of duplex units.

New Rendering Of 12-Story, 48-Unit Mixed-Use Building Under Construction At 2040 Frederick Douglass Boulevard, Harlem

Last Friday, YIMBY brought you a construction update on the 12-story mixed-use building rising at 2040 Frederick Douglass Boulevard (a.k.a. 285 West 110th Street), in Harlem. Later that day, the New York Times published a new rendering of the project along with updated details. Dubbed Circa Central Park, the building will have 48 condominium units, ranging from 647 square-foot one-bedrooms to 3,348 square-foot five-bedrooms. Three penthouses will top the terraced structure and 10 units will be sold at below-market rates. Many of the units will feature outdoor space, either in the form of private or shared areas. Since November, the structure has risen another floor and completion is expected in 2017.
