Housing Lottery Launches for 461 Alabama Avenue in East New York, Brooklyn

The affordable housing lottery has launched for 461 Alabama Avenue, a seven-story community facility building in New Lots, Brooklyn. Designed by Newman Design Architects and developed by the city’s Department of Housing Preservation and Development, the structure yields 71 residences. Available on NYC Housing Connect are 19 units for residents at 40 to 60 percent of the area median income (AMI), ranging in eligible income from $29,760 to $86,460.

Below-Grade Work Progresses for Kohn Pedersen Fox’s 64 University Place in Greenwich Village, Manhattan

Excavation and foundation work is underway at 64 University Place, the site of an 11-story residential building in Greenwich Village. Designed by Kohn Pedersen Fox and developed by Bsafal, the 125-foot-tall, 55,000-square-foot structure will yield 28 condominium units with sales and marketing led by Fredrik Eklund and John Gomes of the The Eklund ǀ Gomes Team at Douglas Elliman Real Estate, as well as a community facility and ground-floor retail space. SPACE Copenhagen is the interior designer, Deborah Nevins is the landscape designer, and CNY Group is the general contractor for the property, which is located between East 10th and East 11th Streets. Ancora Enginerring is the SOE and foundations engineer and McNamara Salvia is the structural engineer.

155-165 West 29th Street Tops Out in Chelsea, Manhattan

Construction has topped out on 155-165 West 29th Street, a 17-story self-storage facility in Chelsea, Manhattan. Designed by Mancini Duffy and developed by Highland Development Ventures and The Davis Companies, the 223-foot-tall structure will yield 180,000 square feet with 6,300 storage units. Cauldwell Wingate is the general contractor and McNamara Salvia is the structural engineer for the property, which is located between Sixth and Seventh Avenues.

Extell Development Company has closed on $425 million construction loan to complete a mixed-use high-rise at 1520 First Avenue on Manhattan’s Upper East Side. The 30-story building will include a mix of medical and commercial office space with frontage along East 80th and East 81st Streets.

Located between Morris Avenue and College Avenue, the lot is a short walk to the 167th Street subway station, serviced by the B and D trains. Developed by Grubb Properties, the 311-foot-tall structure will yield 417 units with 124 dedicated to affordable housing, and 7,600 square feet of ground-floor retail space. 25-01 QPN Consigli Construction is the general contractor and King Contracting Group is installing all the brick and CMU for the property, which is located between Crescent and 27th Streets, directly adjacent to the elevated Queensboro Plaza station servicing the 7, N, and W trains.

Foundations Underway at 228 Berry Street in Williamsburg, Brooklyn

Work is progressing below grade at 228 Berry Street, the site of an eight-story residential building in Williamsburg, Brooklyn. Designed by Fischer Rasmussen Whitefield Architect and developed by Berry North LLC, the 85-foot-tall structure will yield 35,329 square feet with 50 rental units spread across 34,825 square feet and 504 square feet of retail space. There will also be a cellar level, 25 enclosed parking spaces, and 25 open-air parking spaces. Bluesy Builders is the general contractor for the property, which is bound by North 1st Street to the north, and Grand Street to the south, and Berry Street to the east.

625 Fulton Street’s Foundations Reach Street Level in Downtown Brooklyn

Designed by Fischer Rasmussen Whitefield Architects and developed by Rabsky Group with $450 million in construction financing from Madison Realty Capital, the structure will yield 1,098 units, 26,000 square feet of retail space, and a parking garage for up to 250 vehicles. Galaxy Developers is the general contractor for the property, which is bound by the 34-story 80 DeKalb Avenue to the north, Fulton Street to the south, Rockwell Place to the east, and Hudson Avenue to the west.
