Late last year, a four-story, five-unit residential building topped out at 11-15 47th Road, in Long Island City, and now the building is fully clad, with interior work likely underway. The Court Square Blog reports the building will measure 4,998 square feet, and duplex units will average 1,000 square feet apiece. Amir Zicherman’s Long Island City-based Truffle Building is developing, and Bedford-Stuyvesant-based Charles Diehl is the architect of record.

Work Begins On 27-Story, 120-Unit Mixed-Use Building At 27-21 44th Drive, Long Island City

Nearly a year ago, YIMBY reported on the initial filings for a 27-story, 120-unit mixed-use building at 27-21 44th Drive, in Long Island City, and then over the summer, schematic drawings were posted to the on-site fencing. Now, excavation and foundation work has begun, per The Court Square Blog. The latest filings call for a 112,376 square-foot tower, featuring 5,850 square feet of ground-floor retail, and units averaging 883 square feet on the floors above. Silvercup Properties is developing, while GF55 Partners is designing, and completion is expected in late 2017.

Eight-Story, 74-Unit Residential Building Filed At 21-30 44th Drive, Long Island City

Miguel Oks, of Greenpoint-based Planet Partners, has filed applications for an eight-story, 74-unit residential building at 21-30 44th Drive, in Long Island City, adjacent to subway stops for the E, M and 7 trains. Per The Court Square Blog, the building will measure 99,980 square feet in total, and units will average a condo-sized 1,350 square feet apiece. Aufgang Architects is designing. The former single-story warehouse building was demolished this past summer, although the three-story building at 21-42 44th Drive is also included in the assemblage.

Foundation Work Underway At 25-19 43rd Avenue, Nine-Story, 86-Unit Residential Building, Long Island City

This past July, YIMBY brought you renderings of Ekstein Development’s planned nine-story, 86-unit residential building at 25-19 43rd Avenue, in Long Island City, and now foundation work has commenced at the site, according to The Court Square Blog. Dubbed Dutch, the building will contain relatively small condominiums, averaging just 792 square feet each. GF55 Partners is designing, and completion is expected in January of 2017.
