Completion is imminent on a mixed-use building at 32-04 38th Avenue, a six-story, Bauhaus-styled building in Dutch Kills from developer Arun Agarwal and designed by Brooklyn-based ND Architecture and Design.
Renderings have been revealed by Hill West Architects for Court Square City View Tower, expected to rise at 23-15 44th Drive, located on the corner of 23rd Street in the heart of Long Island City. The architect’s website states the mixed-use project will rise 66 stories and contain 802 condominium units.
New building applications for single and multi-family residential developments in New York City saw a major slowdown in 2016, as the fading boom following the changes that occurred at the Department of Buildings in 2014 began to slack further. Construction has topped out on the 10-story, 428-unit mixed-use building under development at 30-02 39th Avenue, in the Dutch Kills section of Long Island City. Progress on the structure, including façade installation, can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the project encompasses 413,138 square feet and rises 123 feet to its main roof. There will be 3,181 square feet of retail space on the ground floor, followed by 428 residential units across the ground through 10th floors. The apartments should average 679 square feet apiece, indicative of rentals. The Lightstone Group is the developer and Gerner, Kronick + Valcarcel (GKV Architects) is the architect. Completion is expected later this year.
