Long Island City is hot. If you want one gauge of how hot, consider that YIMBY has written close to two dozen stories about or involving Long Island City just this year. While many projects are speeding along, one project – 41-21 28th Street – is moving a little more slowly, as seen in photos sent to us by our friend Tectonic.
Foundation work kicked off in February for the 27-story, 168-unit residential building underway at 27-19 44th Drive, in the Court Square section of the Long Island City, and now The Court Square Blog reports the structure has since risen three stories above street level. The rapidly ascending 151,021-square-foot project, dubbed Watermark Court Square, will eventually host rental apartments ranging from studios to two-bedrooms. The residential units should average 730 square feet apiece and the ground-floor will feature 2,807 square feet of retail space. Amenities will include a rooftop terrace, a sky lounge, work lounges featuring meeting spaces, a garden, a café, and a fitness center. Twining Properties is the developer and Handel Architects is behind the design. Completion is currently expected in the summer of 2017.
Backhoes have just begun tearing up the earth to make way for a slim condo building at 42-44 Crescent Street in Long Island City. Now, YIMBY has snagged the first rendering of the project near Queensboro Plaza.
In January, the 12-story, 87-unit residential building under development at 41-22 24th Street, in the Queens Plaza section of Long Island City, was seven stories above street level. Now, The Court Square Blog reports the 85,582-square-foot project has topped out 120 feet above street level. Curtain wall installation has not begun yet, although the structure is currently completely veiled in scaffolding and work should begin soon. The rental apartments should average 761 square feet apiece, and amenities listed in the Schedule A include a rooftop terrace, storage for 45 bikes, a 21-car parking garage, a fitness center, entertainment rooms, a laundry room, and tenant storage space. Lions Group is the developer and MY Architect is behind the design. Completion is expected by the end of this year.
Last year, we reported that New York City’s population had increased by 52,700 people between 2013 and 2014, hitting 8,491,079, and nearing what the city had previously projected for 2020. Today, the American Community Survey released updated data as of July 1st, 2015, showing another large increase of 55,211, putting the five boroughs’ population at 8,550,405 — just 502 people short of the official 2020 projection.
