27-Story, 168-Unit Mixed-Use Project Tops Out at 27-19 44th Drive, Long Island City

Construction on the 27-story, 168-unit mixed-use building under development at 27-19 44th drive, in the Court Square section of Long Island City, has topped out 282 feet above street level. Photos of the structure have been posted to The Court Square Blog. The news comes after construction was only up to the ninth floor in May. The latest building permits indicates the project, dubbed Watermark Court Square, measures 152,144 square feet. There will be 2,756 square feet of retail space on the ground floor, followed by rental apartments averaging 731 square feet apiece. The building’s residential amenities were listed in one of YIMBY’s earlier posts. Twining Properties is the developer, with Handel Architects designing. Completion is expected in the summer of 2017.

Seven Three-Story, Three-Unit Residential Buildings Planned at 89-26 – 89-40 43rd Avenue, Elmhurst

Elmhurst-based property owner Song Lin, doing business as an anonymous LLC, has filed applications for seven three-story, three-unit residential buildings at 89-26 – 89-40 43rd Avenue, in Elmhurst. Individual building permits have only been filed for five buildings, and they will measure between 3,940 square feet and 4,074 square feet. Across the development, the full-floor residential units should average 991 square feet apiece. Each building will come with laundry facilities in the cellar and two off-street parking spaces. Chang Hwa Tan’s Flushing-based Tan Architect is the architect of record. The 150-foot-wide, 15,025-square-foot property is currently occupied by a two-story building. The Elmhurst Avenue stop on the M and R trains is four blocks away.

A NoHo lot is on its way to getting a new 10-story-tall office building designed by prolific architect Morris Adjmi. On Tuesday, the Landmarks Preservation Commission approved the revised proposal for such a structure at 363 Lafayette Street.

City to Consider Rezoning Gowanus for More Residential Development

The administration of Mayor Bill de Blasio is now looking into proposing the rezoning of the Brooklyn neighborhood Gowanus, Politico reported. Beginning this fall, the Department of City Planning will conduct a study of the neighborhood. Following the completion of the study, the city will decide whether or not to officially propose a rezoning and begin the review and approval process. Between 2013 and 2015, local politicians met with community leaders and residents to discuss future changes to the neighborhood. The analysis, called Bridging Gowanus, determined more residential development would be acceptable only if affordable units are mixed into the new construction and existing manufacturing and office spaces are retained. If an official rezoning proposal is eventually launched, it should take roughly seven months for it to be passed.

Single-Story Retail Buildings Being Renovated, Combined at 36-01 Broadway, Astoria

Morris Dweck, doing business as Brooklyn-based DII Enterprises, is planning to renovate and restore parts of the façade on the single-story, 10,000-square-foot commercial-retail building at 36-01 Broadway, located on the corner of 36th Street in Astoria. The project also includes combining the corner property with the single-story retail building at 36-11 Broadway. The corner building is very likely a former Childs Restaurant location, DNAinfo reported, which prompted local historical preservation organizations to urge the property owner to retain the building’s exterior details. The effort was successful and Midtown South-based Marin Architects is designing a renovation that respects existing design elements. The façade will be made mostly of brick and limestone. Completion is expected later this year.

Work Underway on Ground Floor of Seven-Story, Seven-Unit Mixed-Use Project, 152 Elizabeth Street, Little Italy

Over the past year, the former four-story commercial building at 152 Elizabeth Street, located on the corner of Kenmare Street in Little Italy, has been demolished down to its foundation. A seven-story, seven-unit mixed-use building is now rising from that foundation, currently a single story above street level, Bowery Boogie reports. The latest building permits indicate the new structure will measure 26,788 square feet. The ground floor will host 2,193 square feet of retail space, followed by two units per floor on the second and third floors, full-floor units on the fourth and fifth-floors, and a penthouse on the sixth and seventh floors. The penthouse will feature two roof decks. The apartments, condominiums, will range from one- to four-bedrooms, averaging 3,514 square feet apiece. There will also be a seven-car automated parking garage in the cellar. Osaka, Japan-based Tadao Ando Architects & Associates is the design architect and Greenwich Village-based Gabellini Sheppard Associates is the executive architect. Sumaida + Khurana is the developer. Completion can probably be expected in 2017.

Two-Story, 5,000-Square-Foot Office-Warehouse Coming to 147 11th Street, Gowanus

Brooklyn-based McMahon Construction has filed applications for a two-story, 5,000-square-foot commercial building at 147 11th Street, in southern Gowanus. The ground floor will host a warehouse, followed by office space on the second floor and an upper penthouse level. Scott Schnall’s Brooklyn-based consulting firm is the applicant of record. The 25-foot-wide, 2,500-square-foot property is currently occupied by a two-story, single-family house. Demolition permits were filed in December. The site is located three blocks from the Fourth Avenue/Ninth Street stop on the F, G, and R trains.

Three-Story, Two-Unit Mixed-Use Building Planned at 40-07 95th Street, Elmhurst

Jackson Heights-based property owner Juan Luna has filed new applications for a three-story, two-unit residential building at 40-07 95th Street, in northern Elmhurst. It will measure 4,104 square feet. A medical office will be located in the cellar and 1,169 square feet of retail space will occupy the ground floor. There will be two residential units across the second and third floors. The full-floor residential units should average 716 square feet apiece, indicative of rental apartments. Jorge L. Bosch’s Midtown South-based Bosch Architecture is the architect of record. The 25-foot-wide, 1,368-square-foot property is currently vacant. The site’s two-and-a-half-story predecessor was demolished last month. The Junction Boulevard stop on the 7 train is located around the corner.
