10-Story, 79-Unit Residential Building Now Underway At 41-29 24th Street, Long Island City

Back in April of 2014, YIMBY brought you news of Ciampa Organization’s planned 10-story residential building at 41-29 24th Street, in Long Island City’s Queens Plaza neighborhood. The building is dubbed Package Square West, and it appears to have been scaled down from its initial 150-foot-wide, 94,845 square-foot dimensions. The latest filings – which are also plagued with a slew of violations – call for 79 units (down from 126) spread across 67,059 square feet. That means units would average 849 square feet apiece. Foundation work began in late 2014, and today the project stands two stories above street level, The Court Square Blog reports. According to zoning diagrams, a 51-foot-wide piece of the site will be backfilled and made into a side yard. Fresh Meadows-based Fakler, Eliason & Porcelli is the architect of record.

Developer Close To Making Deal On Four-Story, Four-Unit Project At 163 Columbia Street

The Carroll Gardens Association is planning to sell the vacant lot at 163 Columbia Street, in the Columbia Street Waterfront District, to Avery Hall Investments for an undisclosed amount, DNAinfo reports. The deal, which has been years in the making, must first be approved by the City Council and includes preserving 28 affordable residential units in various buildings on the same street. Avery Hall plans to build a four-story, four-unit project measuring 5,485 square feet. YIMBY reported on the filings late last year, and we also revealed the developer’s planned project next door at 161 Columbia Street. Brooklyn-based Bricolage Designs is the architect of record.

Updated Look At 14-Story, 46-Unit Residential Project At 70 Vestry Street, TriBeCa

Last summer, YIMBY revealed the first rendering of Related Companies’ planned 14-story, 46-unit residential project at 70 Vestry Street, in TriBeCa. Changes have since been made to the design, and Curbed NY was the first to publish an updated image of part of the exterior, which will be clad in French limestone. Robert A.M. Stern Architects is designing, with Ismael Leyva Architects serving as the architect of record, and Daniel Romualdez responsible for the interiors. Last September, the developer secured $200 million in construction loans, and completion of the 154,019 square-foot project is expected in early 2018.

12-Story, 87-Unit Residential Building Rises At 41-22 24th Street, Long Island City

In early 2015, YIMBY reported on applications for a 12-story, 87-unit residential building at 41-22 24th Street, in Long Island City’s Queens Plaza neighborhood, and we later brought you renderings of the project. Construction is well underway, The Court Square Blog reports, and the structure is currently seven stories above street level. When completed, the residential units will spread across 66,256 square feet of space, which means units will average a rental-sized 761 square feet apiece. MY Architect is designing the project and Lions Group is developing it. Completion is expected roughly a year from now.
