Four-Story, Two-Unit Residential Building Planned At 97 Lynch Street, Williamsburg

David Blum, doing business as an anonymous LLC, has filed applications for a four-story, two-unit residential building at 97 Lynch Street, in southern Williamsburg, located five blocks south of the Hewes Street stop on the J and M trains. It will measure 5,443 square feet, which means units will average a very spacious 2,722 square feet apiece. Combined with relatively high ceilings, high-end townhouse units are likely. Bahram Tehrani’s Jamaica-based BTE Design Services is the applicant of record, and the site’s old two-story building was demolished in 2006.

Three-Story, Eight-Unit Mixed-Use Development Planned At 357 Grand Street, Williamsburg

Applications have surfaced for Patoma Partners’ three-story, eight-unit mixed-use development at 52-56 Marcy Avenue and 357 Grand Street, in northern Williamsburg, four blocks from the G train’s stop at Metropolitan Avenue. The development is being divided into four equal buildings, but combined they will measure 15,020 square feet. On the ground floor, commercial-retail space will span 5,484 square feet in total, and full-floor units will average a condo-sized 1,192 square feet each. Brooklyn-based KMP Design & Engineering is the architect of record.


661 Driggs Avenue

Retail Conversion Planned For Two-Story Building At 661 Driggs Avenue, Williamsburg

BrooklynBoss Properties is planning to convert and possibly expand the two-story, 11,500 square-foot building at 661 Driggs Avenue, in northwest Williamsburg, into commercial-retail space. Several restaurant and retail tenants have come forward, including Shake Shack, although a tenant(s) has not been decided on. The building can be expanded by 4,000 square feet, which could be in the form of residential units, depending on the tenant. The owner acquired the property for $5.7 million this past summer.


125 Metropolitan Avenue

Seven-Story, 95-Unit Mixed-Use Project Planned At 125 Metropolitan Avenue, Williamsburg

Over a year ago, YIMBY reported on filings for a seven-story, 75-unit residential and retail development at 84 North 3rd Street, in northern Williamsburg. Now, Hudson Companies has landed $47 million in loans to acquire the land and to fund their development, which spans 84-94 North 3rd Street and 112-125 Metropolitan Avenue. The project will actually be two buildings totaling 95 residential units, with 20% set aside for affordable housing, according to Commercial Observer. One building will be six stories and the other seven, and 15,000 square feet of ground-floor retail is expected. Marvel Architects is designing, and ABS Partners Real Estate owns a 50% stake in the property. Completion is slated for late 2017.
