Construction Update: 177-16 Wexford Terrace, Jamaica Estates

Jamaica Estates has been largely untouched by the wave of development sweeping through the rest of Jamaica, but new buildings are rising on a small swath at the neighborhood’s southern edge. A tipster sent along these photos of a development rising at 177-16 Wexford Terrace, situated just north of Hillside Avenue between Edgerton Boulevard and Dalny Road. New building permits were approved a year ago, but construction has only reached the seventh story so far.

Permits Filed: 71-66 Parsons Boulevard, Pomonok

As New York City’s development boom pushes further into the outer boroughs, builders are looking for more affordable properties in neighborhoods where few developers have been willing to tread since the city’s real estate market bottomed out in 2009.
But now the area east of Queens College—known as Pomonok or Kew Gardens Hills—is finally seeing some new construction. Bi Yuan Chen, of Flushing-based Parsons Tower LLC, is planning a seven-story apartment building with a daycare at 71-66 Parsons Boulevard, according to applications filed with the Department of Buildings on Friday.

Development sites in East Harlem are disappearing fast, as investors snap up the neighborhood’s once-derelict lots and vacant buildings. But one developer managed to snag a vacant lot at 228 East 118th Street, between Second and Third Avenues. New building applications were filed earlier today to erect a seven-story apartment building on the 55-foot-wide lot.
