Much of upper Harlem is populated by aging apartment buildings, historic row houses, and huge public housing projects. But a few large development sites still exist in the neighborhood—usually car washes, gas stations, and other remnants of our more car-dependent past. Over the weekend, plans were filed to build a sizable apartment building at 2600 Adam Clayton Powell Boulevard (a.k.a. Seventh Avenue), a former car wash that sits a block from the Harlem River and close to the border with Washington Heights.

A 12-story, mixed-use tower may fill a parking lot in downtown Jamaica, Queens. Plans have been filed for a 122-foot-tall development at 89-50 164th Street, between 89th and Jamaica avenues.

Senior Housing Set to Replace Abandoned South Bronx Church at 1017 Home Street

On a cold January day in 2009, a pipe burst and flooded the boiler of the Home Street Presbyterian Church, in the Foxhurst section of the Bronx. A small electrical fire destroyed the boiler for good, and the company that insured the church failed during the Great Recession. Facing a winter without heat and lacking the funds to repair the boiler, the congregation scattered to other churches in the South Bronx, and the little chapel on Home Street was abandoned. Now, the 1910 structure will be demolished to make way for affordable senior housing.

It’s been nearly a year since builder William Weigand filed plans for a five-story, mixed-use building at 244 East 198th Street in the Bedford Park section of the Bronx. Now, Weigand has submitted applications for a slightly larger and taller building at 244 East 198th Street, on the border with Fordham North.

Affordable housing projects are cropping up on vacant lots all over the South Bronx, and today’s development will rise at 294 East 162nd Street, between Morris and Teller avenues in Melrose.

Charney Plans a 22-Story Mixed-Use Tower at 263 South 5th Street, Williamsburg

In March, Charney Construction and Development paid $80 million for one of the largest remaining residential development sites in Williamsburg. The one-acre site had belonged to the Dime Savings Bank of Williamsburgh, which unloaded all of its property except for the iconic Neo-Classical bank at the foot of the Williamsburg Bridge.

The Eduardo Kobra mural that used to occupy the side of 253 10th Avenue, which is about to be redeveloped.

Days are numbered for the auto body shops, car washes, and gas stations near the High Line in Chelsea. They’re slowly being replaced with apartments, art galleries, and artisanal food shops. Last week, plans were filed for a new building that would replace a car stereo store on the corner of West 25th Street and Tenth Avenue.

Historic St. Luke’s Hospital Buildings Set to Become Apartments at 30 Morningside Drive

Last month, Mount Sinai St. Luke’s Hospital (formerly just St. Luke’s) sold off five large, turn-of-the-century buildings in Morningside Heights to Delshah Capital for $111.5 million. Now, the firm has filed plans to convert the elaborate old structures to apartments.

Revealed: Senior Housing at 1880 Boston Road in West Farms, Bronx

A slew of affordable housing projects are headed for an industrial slice of the central Bronx sandwiched between the Cross Bronx Expressway and the elevated subway tracks. The latest development to join the list is a 10-story affordable residential building at 1880 Boston Road, in a long-neglected neglected neighborhood known as West Farms.
