Eastern Greenpoint has long been grittier and more industrial than its western sibling, but that hasn’t stopped developers from venturing to the area around the elevated Brooklyn-Queens Expressway and the Newtown Wastewater Treatment Plant. Yesterday, new building applications were filed for a five-story apartment building at 19 Hausman Street, half a block north of the elevated highway that runs along Meeker Avenue.

Permits Filed: 3644 Oxford Avenue, 14-Story Apartment Building in Riverdale

New development rarely happens in Riverdale, because big brick co-op buildings and townhouses populated most of the northwestern Bronx neighborhood in the wave of construction that swept across New York City after World War II. But every once in a while, a developer cobbles together a site in the quiet, middle-class enclave. Yesterday, we spotted permits for a 14-story apartment building at 3644 Oxford Avenue, just over the border from Fieldston.

Permits Filed: 4603 8th Avenue, Sunset Park

The city downzoned most of Sunset Park in 2009, limiting development in a huge and still relatively affordable part of southern Brooklyn. The new zoning extends to the west side of 8th Avenue, but on the east side, developers can exploit more flexible zoning that doesn’t limit the heights of new buildings.
So it’s no surprise to find plans for a six-story, mixed-use building here at 4603 8th Avenue, near the border with Borough Park.
