The quiet, working class neighborhood of East Elmhurst may get another new residential building, after an affordable developer filed plans for a seven-story development last week. Now applications have surfaced for a six-story mixed-use project at 32-65 107th Street, a block east of last week’s permits.
The city’s Economic Development Corporation has announced plans to develop Downtown Brooklyn’s first new office building since the neighborhood was rezoned in 2004. The new development at 420 Albee Square will bring 400,000 square feet of commercial space to a site across the street from City Point, between Willoughby and Fulton Streets.

When the city rezoned Astoria five years ago, stretch of 31st Street that runs underneath the elevated N/Q tracks got new zoning that encouraged mixed-use development instead of just residential buildings. Now developers are snapping up small lots beneath the tracks and filing plans for moderately sized apartment buildings, incorporating a mix of residential, commercial and community facilities. Flushing-based builder Wen Ye is planning a seven-story project with retail and a small medical office at 30-63 31st Street, a block south of the 30th Avenue stop.
