Permits Filed for 20-Story Tower at 22 Chapel Street, Downtown Brooklyn

When Robert Moses built the Brooklyn-Queens Expressway in the 1950s, he pushed the area between the Manhattan and Brooklyn Bridge approaches even further into isolation, hemming it in on all sides with highways. But OTL Enterprises managed to snag a large and favorably zoned parcel at 22 Chapel Street, just off Flatbush Avenue Extension. Now they’ve filed plans to erect a 20-story, mixed-use building on the lot, which is bounded on the other two sides by Cathedral Place and Jay Street.

Much of North Brooklyn’s manufacturing zone has become prime real estate for hotel developers, but the blocks where eastern Greenpoint bleeds into Williamsburg have remained stubbornly industrial, filled with factories, building supply companies, and the Newtown Creek Wastewater Treatment Plant. Now, we’ve spotted plans to build a commercial project that will fit in perfectly in a heavy industrial zone.

One of the landmarked Eberhard Pencil Factory buildings has sat vacant at 74 Kent Street in Greenpoint for several years, after a drug bust and a failed residential conversion. Now, renovations are nearly complete at the 108-year-old building, and the owners, Caerus Group, are on the hunt for trendy tenants to fill the space.

East Flatbush is the final frontier for developers who want to build in central Brooklyn and can’t afford to buy in Crown Heights, at least until the rental market picks up a couple train stops away in East New York. Today, we have a look at a new development coming there to 533 Albany Avenue, between East New York Avenue and Maple Street.

It’s been a decade since Thor Equities demolished the iconic Revere Sugar Refinery on the Red Hook waterfront. Now, they’ve finally filed plans for a five-story office building on the huge lot at 270 Richards Street, between Van Brunt and Dwight streets.

Although we’d love to see more residential development in downtown Jamaica, much of the new construction in the eastern Queens neighborhood is tied to hotels and tourism. The latest new hotel is coming to 97-26 147th Place, on a lot a few blocks south of the Jamaica LIRR station.

The monolithic, dark glass office tower at the corner of Madison Avenue and 46th Street is being stripped of its dreary facade, partially demolished, and rebuilt with new floors. The block-long structure at 380 Madison Avenue will be reborn, taller and more translucent, as 390 Madison Avenue in 2018.
