Excavation is getting started at 250 West 49th Street, the site of a 28-story residential building in Midtown, Manhattan. Designed by S. Weider Architect and developed by Chess Builders, the structure will yield 138 rental units and 2,500 square feet of ground-floor retail space. The property is located near the corner of Eighth Avenue and West 49th Street.
The New York City Housing Authority (NYCHA) has secured $445 million in financing to overhaul Manhattanville Houses, a public housing development in Harlem, Manhattan. The project, which is part of NYCHA’s Permanent Affordability Commitment Together (PACT) initiative, will renovate 1,272 apartments across six residential buildings, improving living conditions for more than 2,600 residents. The conversion of these units to Project-Based Section 8 housing under the federal Rental Assistance Demonstration (RAD) program ensures continued affordability while allowing private partners to fund critical repairs. Construction is already underway and is led by Gilbane Development Company, Apex Building Group, and West Harlem Group Assistance, with ELH Mgmt LLC overseeing property management and Goddard Riverside providing on-site social services.
Permits have been filed for a five-story mixed-use building at 436 Blake Avenue in Brownsville, Brooklyn. Located between Powell Street and Junius Street, the lot is near the Sutter Avenue subway station, served by the L train. Hasan Saleh is listed as the owner behind the applications.
The affordable housing lottery is currently open for units available at 73-65 Yellowstone Boulevard, an 11-story residential building in Forest Hills, Queens. Developed by Slate Property Group and Grobman-Gross Properties in 2023 and designed by Aufgang Architects, the structure yields 166 residences. Available on NYC Housing Connect are seven units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $94,252 to $218,010.
Designer and developer Alloy Development has revealed new renderings for One Third Avenue, a 63-story skyscraper in the second phase of the Alloy Block complex in Downtown Brooklyn. The 725-foot-tall structure will rise to the northwest of the completed 44-story Alloy Block tower at 505 State Street and will secure the title of the tallest Passive House-engineered building in the world. The building will yield 583 market-rate and affordable housing units, retail space, and commercial office space. The Alloy Block is bound by Flatbush Avenue to the northeast, Third Avenue to the northwest, and State Street to the south.
