Foundations are quickly taking shape at 960 Franklin Avenue, the site of a seven-story residential building in Crown Heights, Brooklyn. Designed by Hamish Whitefield and developed and built by YS Developers LLC, the 240,000-square-foot structure will yield 290 rental apartments, on-site parking for 145 vehicles, and a cellar level. Franklin Plaza II LLC is listed as the owner of the property, which is located at the intersection of Franklin Avenue and Montgomery Street.

Arts & Powerhouse Building Completes Renovation at 130 Bay Street In Jersey City

Kushner and KABR Group have launched commercial leasing for the Arts & Powerhouse Building, a six-story structure at 130 Bay Street in Jersey City, New Jersey. Originally constructed in 1913 as the Great Atlantic and Pacific Tea Company Warehouse, the building recently underwent a $30 million renovation and is now being branded as the A&P Building.

Housing Lottery Launches for Longview at 380 4th Avenue in Gowanus, Brooklyn

The affordable housing lottery has launched for Longview, a 17-story residential building at 380 4th Avenue in Gowanus, Brooklyn. Designed by GF55 Architects and developed by Quinlan Development Group LLC, the structure yields 197 residences and 14,000 square feet of ground-floor commercial space. Available on NYC Housing Connect are 60 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $35,589 to $150,930.

Permits Filed for 256 East 4th Street in Manhattan’s East Village

Foundations are underway at 1448 Third Avenue, the site of a 39-story mixed-use tower in the Yorkville section of Manhattan’s Upper East Side. Designed by CetraRuddy Architecture and developed by Douglaston Development, the 478-foot-tall structure will span 287,632 square feet and yield 125 condominium units with an average scope of 1,804 square feet. The building will also contain 40,864 square feet of commercial space, 21,224 square feet of community facility space, a cellar level, and a 20-foot-long rear yard. The property is alternately addressed as 170 East 83rd Street and located at the corner of Third Avenue and East 82nd Street.

33-33 Prince Street Nears Completion in Flushing, Queens

Construction is nearing completion on 33-33 Prince Street, a four-story mixed-use building in Flushing, Queens. Designed by My Architect PC for Prince Real Estate LLC, the 55-foot-tall structure will yield 16,403 square feet of commercial and manufacturing space, according to zoning diagrams. The building will also contain a cellar level and a 20-foot-wide rear yard above the first level. The property is located on an interior lot between 33rd Avenue to the north and 35th Avenue to the south.

NYC Re-Launches J-51 Tax Abatement Program To Support Building Rehabilitation

New York City has officially relaunched its J-51 tax abatement program, now rebranded as J-51 R, to support the rehabilitation and sustainability of rent-regulated, cooperative, and condominium buildings. The New York City Department of Housing Preservation and Development (HPD) has opened applications for the newly reformed program, with a three-month window for building owners to apply. This initiative is aimed at preserving affordable housing while facilitating compliance with the city’s climate mandates.

Designed by Pelli Clarke & Partners with SLCE Architects as the architect of record and developed by Elad Group, which purchased the property for $61 million in April 2022, the 420-foot-tall structure will yield 41 condominium units and a collection of amenities. Apartments will include half-floor two- and three-bedroom units, full-floor four- and five-bedroom homes, a single free-standing townhome, and a duplex penthouse. The property is alternately addressed as 1299 Third Avenue and located on an interior lot facing Third Avenue with two small panhandle extensions to East 74th and 75th Streets.
