2956 Park Avenue

15-Story, 154-Unit Affordable Residential Building Filed at 2956 Park Avenue, Melrose

Omni New York has filed applications for a 15-story, 154-unit mixed-use building at 2956 Park Avenue, in Melrose, located five blocks from the 149th Street-Grand Concourse stop on the 2, 4, and 5 trains. The structure will encompass 143,318 square feet and will feature 4,566 square feet of community facility space on the ground floor. The building will feature affordable residential units, although its not known how many of the units will rent at below-market rates and/or will be subsidized, according to The Real Deal. The residential units should average 933 square feet apiece, which means the apartments will probably be geared towards families. Amenities in the building will include a recreational room, storage space for bikes, and laundry facilities. Mark Ginsberg’s TriBeCa-based Curtis + Ginsberg Architects is the architect of record. The site, which is located on the corner of East 151st Street, is vacant.


220 Eleventh Avenue

Zaha Hadid-Designed Mixed-Use Project Planned At 220 Eleventh Avenue, West Chelsea

Back in 2002, the Moinian Group acquired, for an undisclosed amount, the 19,750-square-foot lot at 220 Eleventh Avenue, located between West 25th and 26th streets in West Chelsea. Since then, the Metropolitan Transportation Authority (MTA) has constructed what appears to be a ventilation system for the 7 Subway Extension on the northern end of the lot. Now, we can bring you news that the developer is moving forward with development of the site. Planned is a mixed-use project, with condominiums and a space for a cultural institution, designed by Zaha Hadid Architects. The project was one of the last that Zaha Hadid personally designed before she unexpectedly passed away earlier this year. The site can accommodate up to 187,820 square feet of new mixed-use development. Construction is expected to get underway in early 2017.


1800 Park Avenue

Developer in Contract to Acquire Mixed-Use Site at 1800 Park Avenue, East Harlem

Back in October of 2014, YIMBY revealed new renderings of the previously planned 32-story, 682-unit mixed-use project at 1800 Park Avenue, located between East 124th and 125th streets in East Harlem. Then last year, the project’s developer, the Continuum Company, decided to sell the site. Earlier this year, the Continuum defaulted on their loan on the property, and now the creditor, the Durst Organization, is in contract to acquire the site for nearly $100 million, The Real Deal reported. It wasn’t disclosed what Durst plans to do with the property. Continuum technically poured a part of the building’s foundation before the 421-a tax abatement expired, so the project remains eligible. Amended new building permits currently describe a 24-story, 670-unit project encompassing 694,000 square feet. Featured is 73,460 square feet of commercial space and 46,250 square feet of community facility space on the cellar through third floors. ODA New York is behind the project’s design.


Hunters Point South

Request for Proposals for Two Residential Portions of Hunters Point South Mega-Project, Long Island City

Back in February, we learned that the New York City Department of Education (NYCDOE) and the School Construction Authority (SCA) are planning a 600-student elementary school on block “F” of the Hunters Point South mixed-use, mixed-income mega-development, located in southwestern Long Island City. Now, the Department of Housing Preservation and Development (HPD) is preparing to launch a Request for Proposals (RFP) for two residential portions of the mega-project, one located on block “F” adjacent to the school, and the other on block “G,” Crain’s reported. Together, the two buildings are expected to include at least 750 residential units, of which 450 would rent at below-market rates. There would also be retail space and some form of community facility space. Proposals will be due in September, and a development team will be selected in early 2017.


613 Baltic Street

11-Story, 44-Unit Mixed-Use Condo Project Rises to Fifth Floor at 613 Baltic Street, Park Slope

Back in December of 2015, updated renderings were revealed of the 11-story, 44-unit mixed-use building under development at 613 Baltic Street, in northern Park Slope, located six blocks south of the Atlantic Avenue-Barclays Center stop on the D/N/R trains. Now, construction is underway on the fifth floor of the structure, as seen in a photo by our friend Tectonic. The structure, dubbed the Baltic, will encompass 83,154 square feet, and will include 3,157 and 2,163 square feet of retail and community facility space, respectively, on the ground floor. The residential units will be condominiums, averaging 1,339 square feet apiece, and two- and three-bedroom apartments are currently on the market. Amenities include a fitness center, landscaped gardens and terraces, a roof deck featuring lounges, grills, and dining areas, a movie theater, storage for 22 bikes, and a 10-car garage in the cellar. JDS Development Group is the developer and VOA Architecture is behind the design. Completion is expected in 2017.
