At number 27 on our year-end countdown is 356 Fulton Street, a 43-story mixed-use skyscraper in Downtown Brooklyn. Designed by MdeAS Architects and SLCE Architects and developed by Extell, who paid and signed an $85.9 million long-term ground lease to take over the site from The Feil Organization, the 496-foot-tall structure will yield 475,000 square feet with 421 residential units and 100,000 square feet of commercial retail space. Titan Industrial SVC Corp. is in charge of demolition at the property, which has two more buildings to tear down, and is located at the corner of Fulton Street and Red Hook Lane.

Number 29 on our December construction countdown is 100 Flatbush Avenue, a 44-story residential building in the two-tower Alloy Block development in Downtown Brooklyn. Designed and developed by Alloy Development, the 482-foot-tall structure will yield 441 units with 45 residences dedicated to affordable housing. Urban Atelier Group is the general contractor for the property, which is bound by Flatbush Avenue to the northeast, Third Avenue to the northwest, and State Street to the southwest.

Excavation Progresses for 34-Story Skyscraper at 15 Hanover Place in Downtown Brooklyn

Excavation is moving along at 15 Hanover Place, the site of a 34-story residential skyscraper in Downtown Brooklyn. Designed by Fogarty Finger and developed by Lonicera Partners, for which Cushman & Wakefield arranged $134 million in construction financing from Santander and City National Bank, the 463-foot-tall structure will span 70,734 square feet and yield 314 apartments with 95 reserved for affordable housing, as well as 9,000 square feet of ground-floor retail space. Noble Construction Group is serving as the general contractor for the property, which was formerly addressed as 23 Hanover Place and is located at the corner of Livingston Street and Hanover Place.

Construction is complete on One Willoughby Square, a 36-story commercial skyscraper in Downtown Brooklyn. Designed by FXCollaborative and developed by JEMB Realty, the 495-foot-tall structure yields 500,000 square feet of Class A office space. Gilbane Building Company was the general contractor for the property, which is alternately addressed as 420 Albee Square and bound by Willoughby Street to the north, Albee Square West to the east, and Duffield Street to the west.

Work is complete on 22 Chapel Street, a 20-story residential building in Downtown Brooklyn. Designed by CetraRuddy and developed by Delshah Capital and OTL Enterprises, the 211-foot-tall structure spans 133,181 square feet and yields 180 apartments, with 25 designated for affordable housing, as well as a 5,000-square-foot branch of START Treatment & Recovery Center, New York’s largest independent drug treatment agency. The building also contains 2,000 square feet of ground-floor retail space. Titanium Construction Services was the general contractor for the property, which is bound by Chapel Street to the north, Cathedral Place to the south, Flatbush Avenue Extension to the east, and Jay Street to the west.
