Nine-Story, 156-Unit All-Affordable Senior Building Planned at 560 East 137th Street, Mott Haven

In addition to the announcement for the 145-unit, all-affordable senior residential building at Fort Greene’s Ingersoll Houses, the New York City Housing Authority has revealed plans for another all-affordable senior residential building at 560 East 137th Street, located on the corner of St. Ann’s Avenue within the Mill Brook Houses development, in Mott Haven. The building will rise nine stories and will contain 156 below-market rate rental apartments, the New York Times reports. Dubbed Mill Brook Terrace, it will include a senior center, a community room, and a rooftop garden. West Side Federation is the developer and has already ground-leased the site, currently a parking lot, from the city for 60 years. Construction is expected to begin next year.

425 Grand Concourse

Team Selected to Build 24-Story, 241-Unit Passive Affordable Residential Tower At 425 Grand Concourse, Mott Haven

In June of 2015, YIMBY reported on the Request for Proposals (RFP) launched by the city’s Department of Housing Preservation and Development (HPD) for the development site at 425 Grand Concourse, in Mott Haven. Now, Mayor Bill de Blasio’s administration has selected a development team for the 30,000-square-foot site, located on the corner of East 144th Street, Politico New York reports. Trinity Financial and MBD Community Housing Corporation will build a 24-story, 241-unit mixed-use building. The 300,000-square-foot tower will contain only below-market rate rental apartments, in addition to a charter school, a medical facility, community space for cultural and social programs, and a supermarket. It will also be the largest Passive House project in the city. Garrison Playground, located immediately to the north, will be rehabilitated. The city is expected to finance the project, which must first journey through the city’s Urban Land Use Review Procedure (ULURP) process. ULURP is scheduled to begin in early 2017.

Four-Story, 46,500-Square-Foot School Expansion Planned at P.S. 41 Branch, 3047 Bruckner Boulevard, Schuylerville

The New York City School Construction Authority (SCA) has filed plans to build a four-story, 46,459-square-foot expansion on the grounds of P.S. 41 (a.k.a. Senator John D. Calandra School), at 3041 Bruckner Boulevard, in the East Bronx’s Schuylerville neighborhood. The 61-foot-tall expansion will be located at 3047 Bruckner Boulevard, which is north of the existing school. It will feature a cafeteria and administrative offices on the ground floor, and classrooms, storage space, and additional offices on the upper floors. George George’s Chelsea-based Kliment Halsband Architects is the architect of record. The current school grounds consist of the actual building, playgrounds, and a wooded park area.

Four-Story, 13,000-Square-Foot Multi-Use Building Planned at 944 Home Street, Longwood

Long Island-based Lion State Management has filed applications for a four-story, 13,047-square-foot multi-use commercial building at 944 Home Street, in the Bronx’s Longwood neighborhood, located a block from the Freeman Street stop on the 2/5 trains. The ground and second floors will host 5,349 square feet of retail space, while the third and fourth floors will contain 5,023 square feet of community facility space, which will be used for medical offices. Suk Hwan Kim’s Flushing-based Design Group In H&K is the architect of record. The 2,675-square-foot site, at the corner of Southern Boulevard, is currently vacant.
