Real estate watchers are keeping an eye on development in the Bronx, as talks over the future of the 421-a tax break, which greased the skids for new construction in the borough, drag on into the ninth month. Despite the impasse, developers are still planning small buildings in the Bronx.
A Queens-based property owner has filed applications for a four-story, eight-unit residential building planned at 2230 Adams Place, in the West Bronx’s Belmont section. The project will measure 7,449 square feet and its residential units should average 736 square feet apiece, indicative of rental apartments. Bakhtiar Shamloo’s Kew Gardens-based Tabriz Design Group is the architect of record. The 25-foot-wide, 2,500-square-foot property is currently vacant. Metro-North Railroad’s Fordham station is nine blocks northwest.
An anonymous Bronx-based LLC has filed applications for a four-story, eight-unit residential building at 529 East 187th Street, located on the corner of Bathgate Avenue in the Bronx’s Belmont neighborhood. The new building will measure 6,875 square feet and its residential units should average 688 square feet apiece, indicative of rental apartments. Giuliano Penna’s Bronx-based architecture firm is the architect of record. The 25-foot-wide, 2,500-square-foot property is currently vacant. Metro-North Railroad’s Fordham station and Fordham University are three blocks away.
An 11-story building is nearing completion at 926 Sedgwick Avenue in the Highbridge section of the Bronx. At 117 feet high, the building stands as a minor but noticeable addition to the Harlem River skyline, perched upon the high river bank alongside both pre-war buildings and recent residential developments that flank the Major Deegan Expressway. Listed as a “transient hotel” in the building permits, the property will feature 64 units spread across 29,370 square feet of its 33,000-square-foot interior. Gerald J. Caliendo of Caliendo Architects is the applicant of record. Prasanna Venkatesha of Sita Ram LLC is listed as the owner.
