42-Story, 287-Key Hotel Close to Topping Out at 310 West 40th Street, Garment District

The 42-story, 287-key hotel under development at 310 West 40th Street, in the Garment District section of Midtown, now appears to be a few concrete pours away from topping out. The construction progress can be seen in photos posted to the YIMBY Forums by user JC_Heights. The latest building permits indicate the completed tower will measure 117,280 square feet and stand 420 feet in height (although the bulkhead will bring the tower’s pinnacle to 472 feet). The hotel rooms should average 310 square feet apiece and guest amenities will include a fitness center, meeting rooms, a lounge/bar/terrace on the ground floor, and a restaurant & bar across the 40th and 41st floors. Helm Management Inc. is the developer and Nobutaka Ashihara’s Financial District-based firm is the architect. Completion can probably be expected by the end of the year.


45 West 45th Street

Renovation Underway at 16-Story, 135,500-Square-Foot Office Building at 45 West 45th Street, Midtown

Property owner Vanbarton Group is currently renovating the 16-story, 135,533-square-foot commercial-office building at 45 West 45th Street, in the heart of Midtown. Progress on the work being done on the interior can be see in a Commercial Observer report. The property, which was last renovated in the 1980s, will see its lobby redesigned with increased lighting and new finishes, and it will receive façade restoration. The office floors above are getting their dividing walls demolished, modernizing and enhancing the flow of the floor plates. Significant repairs are also being done to fix the floors and ceilings, which were revealed to be crumbling. Mechanical equipment, like elevators, is being replaced with new appliances. Probably the most exciting upgrade is an outdoor roof deck and lounge. A restaurant is also planned to occupy as much as 16,346 square feet of space on the ground, mezzanine, and lower levels. The work is being done in three phases, with the last expected to be complete by spring of 2017. Spivack Architects is the architect of record.



20 West 40th Street

33-Story Hotel-Residential Tower, The Bryant, Nearly Tops Out at 16 West 40th Street, Midtown

Constructionof the 33-story, 402-foot-tall mixed-use building under construction at 16 West 40th Street, located along Bryant Park in Midtown, has reached the parapet. However, it has yet to be structurally topped if you count the bulkhead. The building’s façade and window elements are also currently being installed, as seen in a photo posted to the YIMBY Forums by ILNY. The 824,216-square-foot building, dubbed The Bryant, will host a 230-key hotel within the ground through 14th floors, and 57 condominium units on the 16th through 33nd floors. Amenities, some of which will serve both the hotel and the residences, include a fitness center, private residential storage units, conference rooms, and a terrace club on the sixth floor. There will also be a restaurant occupying the ground and cellar levels. HFZ Capital Group is the developer, while London-based David Chipperfield Architects is the design architect. Stonehill & Taylor Architects is serving as the architect of record. YIMBY’s last update on the project was in November, when the structure was six stories above street level. Completion is expected in early 2017.


1050 Sixth Avenue

Reveal for 24-Story, 62-Unit Mixed-Use Building Planned at 1050 Sixth Avenue, Midtown

A rendering has been revealed of the planned 24-story, 62-unit mixed-use building under development at 1050 Sixth Avenue, located between West 39th and 40th streets, just below Bryant Park in Midtown. The reveal comes as Skyline Developers held a groundbreaking ceremony for the project earlier this week, as reported by Real Estate Weekly. The new building will encompass 62,886 square feet. It will feature 2,710 square feet of retail space on the ground floor, and its residential units, which will be rental apartments, should average 841 square feet apiece. Amenities include storage for 32 bikes, private residential storage, laundry facilities, a fitness center, and a tenant lounge. The building’s top unit will also include a private rooftop terrace, with a number of other units boasting balconies. SoHo-based Gene Kaufman is the architect of record.
