Flank Purchases Mixed-Use Development Assemblage at 314-326 Wythe Avenue, Williamsburg

Last week, Chelsea-based developer and design firm Flank acquired the development assemblage at 41-53 South 3rd Street, in Williamsburg, and now the firm is purchasing another assemblage of properties two blocks to the north. Frank is paying $21.6 million for the two-story building at 70 Grand Street, the corner lot at 72 Grand Street, and the single- and two-story buildings at 314-326 Wythe Avenue, according to the Wall Street Journal. The property assemblage could accommodate 26,904 square feet of new development if the current structures are demolished. Current plans call for the renovation of some of the buildings, in addition to the construction of new ones (which means something is likely to be demolished). The program will include residential units, office space, and retail.


3 Manhattan West

62-Story, 844-Unit Residential Building Three Manhattan West Tops Out in Midtown West

In July of 2015, the 62-story, 844-unit residential building under development at 401 West 31st Street, in Midtown West, was a single floor above the street level. Now, the 807,384-square-foot building, dubbed Three Manhattan West, has topped out, Curbed NY reports. The 702-foot-tall structure will host 7,931 square feet of retail on the ground floor, followed by amenities on the second and third floors, and residential units on the fourth through 62nd floor. The rental apartments should average 877 square feet apiece, with 169 of them renting at below-market rates through the housing lottery. Brookfield Properties is the developer with Skidmore, Owings & Merrill behind the design and SLCE Architects serving as the architect of record. Completion is expected in fall 2017, though occupancy is expected earlier.


841A Morris Park Avenue

Three-Story, Eight-Unit Mixed-Use Building Planned at 841A Morris Park Avenue, Van Nest

Bronx-based property owner Nissan Cohen has filed applications for a three-story, eight-unit mixed-use building at 841A Morris Park Avenue, in Van Nest, located eight blocks from the Bronx Park East stop on the 2/5 trains. The structure will encompass 10,130 square feet and will feature 1,336 square feet of ground-floor retail space, in addition to a 389 square-foot doctors office, also located on the ground floor. The residential units will be located on the second and third floors and will average a rental-sized 714 square feet apiece. Jamaica-based Gerald Caliendo is the architect of record. The 51-foot-wide, 4,914-square-foot lot is currently vacant.

New Look: 1601 Kings Highway, Office Space and Retail in Sheepshead Bay

Neighborhoods like Midwood and Sheepshead Bay are a largely untapped market for commercial development. But developers are starting to realize that there’s growing demand for new office space in heavily trafficked shopping corridors near the subway, even in southern Brooklyn. One property owner near the northern border of Sheepshead Bay took the plunge in 2014 and decided to demolish a few two-story commercial buildings at 1601 Kings Highway.

138-142 Bowery

Reveal for Eight-Story, 67-Unit Apartment-Hotel at 138-142 Bowery, Little Italy

Back in September of 2015, YIMBY reported on applications for an eight-story, 67-unit apartment-hotel at 138-142 Bowery, in Little Italy. Now, Bowery Boogie has revealed renderings of the project and has reported that demolition of the site’s existing two- and three-story structures has been completed. The new building will encompass 53,088 square feet, and will host 46 hotel rooms and 21 residential units. There will be commercial-retail space on the cellar, ground, and mezzanine levels, so it’s difficult to estimate the size of the hotel rooms. The apartments will span the sixth through eights floors and should average a rental-sized 658 square feet apiece. Emmut Properties is the developer and New Jersey-based Schneider Associates is serving as the applicant of record. Completion is expected in 2017. The developer closed on the development assemblage last October for $47 million.
