Mayor Adams Announces Proposal To Lift Floor-To-Area Ratio For New Developments

Mayor Eric Adams has announced a new initiative within the “City of Yes for Housing Opportunity” proposal that seeks to generate tens of thousands of affordable homes in New York City. The new initiative is targeting areas previously out of reach for many working-class New Yorkers due to an outdated floor-to-area-ratio cap, which historically has restricted the construction of new homes in high-demand zones. The proposal is seeking to lift the floor-to-area-ratio cap in these areas, such as in Midtown, Manhattan.

1601 DeKalb Avenue Breaks Ground In Bushwick, Brooklyn

Camber Property Group and RiseBoro Community Partnership recently announced the groundbreaking for 1601 DeKalb Avenue, a $75 million affordable housing project in Bushwick, Brooklyn. When construction completes in December 2025, the development plans to boast 127 affordable housing units, 45 of which will be specifically aimed at providing stable housing and supportive services to young families.

YETI Opens New York Flagship Store at 200 Fifth Avenue in Flatiron, Manhattan

National development and management company BXP has announced the opening of YETI’s first New York City flagship storefront at 200 Fifth Avenue in Flatiron, Manhattan. The outdoor products supplier will occupy 6,614 square feet across two floors in the building, which is located in a highly trafficked area directly across from Madison Square Park.

Greenpoint Landing Associates Celebrates Opening Of 35 Commercial Street In Greenpoint, Brooklyn

Greenpoint Landing Associates and Park Tower Group, alongside city and elected officials, recently celebrated the grand opening of 35 Commercial Street, a 22-story affordable housing project in Greenpoint, Brooklyn. The opening of the building marks a notable step in the Greenpoint Landing master plan by providing 374 permanently affordable housing units to the campus, including 57 reserved for formerly homeless individuals. The development was completed in partnership with Breaking Ground, a nonprofit social service organization, and is located at the corner of Commercial Street and Bell Slip near the Newton Creek waterfront.

Renderings Released For Chelsea Canvas at 280 West 24th Street in Chelsea, Manhattan

Renderings have been released for Chelsea Canvas, a 14-story residential building at 280 West 24th Street in Chelsea, Manhattan. Designed by FXCollaborative, the structure yields 190 units in studio to three-bedrooms layouts with interiors by INC Architecture and Design. Select apartments feature private terraces. The building’s move-in is set for this month, and leasing has launched for the property, which is located along Eighth Avenue between West 23rd and West 24th Streets.

The Summit Tower Receives Zoning Approval at 200-208 Market Street in Newark, New Jersey

The City of Newark Zoning Board has granted approval for the construction of the Summit Tower, a 41-story residential skyscraper planned for 200-208 Market Street in Newark, New Jersey. Designed by INOA Architecture and developed by KS Group, the 515-foot-tall structure will yield 514 units, with 20 percent of the inventory reserved for affordable housing, as well as 142 valet-operated parking spaces. The property will span the block between Market Street and Edison Place, which is directly adjacent to Prudential Center. The project has also previously secured approvals from the Federal Aviation Administration and the Newark Landmark Historic Preservation Commission.

Kushner Breaks Ground on 299-Unit Complex at 118-119 Broadway in Long Branch, New Jersey

Kushner has begun construction at 118-119 Broadway, the site of a sprawling residential complex in Long Branch, New Jersey. Designed by Minno + Wasko, the $130 million project consists of two four-story buildings that will yield 299 units and ground-floor retail space to be occupied by a SuperFresh grocery store and a café. The property is located along the Lower Broadway corridor and bound by Broadway, Belmont Avenue, and 2nd Avenue.

New Tenant Announced for The Refinery At Domino In Williamsburg, Brooklyn

Two Trees Management has unveiled plans for a new bakery and restaurant at the Refinery at Domino, an office building in Williamsburg, Brooklyn. Led by Saga Hospitality Group with Chef James Kent and SC Holdings, the space will occupy approximately 3,000 square feet within the 460,000-square-foot property, which was renovated by Practice for Architecture and Urbanism.

Developers Secure Financing for The Lirio at 364 West 54th Street in Hell’s Kitchen, Manhattan

The Hudson Companies, in collaboration with Housing Works and supported by the New York City Department of Housing and Preservation and the Metropolitan Transit Authority, has finalized a $119 million financing package for The Lirio, a new mixed-use development located at 364 West 54th Street in Hell’s Kitchen, Manhattan. The project aims to transform a parking lot into a property that offers affordable housing, MTA office space, and retail space.

New Community Service Site Opens At Flatbush Gardens In East Flatbush, Brooklyn

Clipper Equity and local non-profit organization Bridging Access to Care have announced the opening of a new community service center at 3301 Foster Avenue in Flatbush Gardens, a sprawling campus in East Flatbush, Brooklyn. The new service site plans to offer tailored supportive services to the predominantly low-income families that currently live on the campus, which houses nearly 2,500 apartments.
