Six Two-Story, Two-Family Houses Planned At 434 Beach 29th Street, Far Rockaway

Long Island-based Collier Realty has filed applications for six two-story, two-family houses, two between 434-436 Beach 29th Street and four between 429-437 Beach 28th Street, in the Wave Crest section of Far Rockaway, Queens. The Beach 29th Street buildings will measure 3,520 square feet each, and their full-floor units should average 1,173 square feet apiece. The Beach 28th Street buildings will measure 3,300 square feet each, and their full-floor units should average 1,100 square feet apiece. Long Island-based Shahriar Afshari is the applicant of record. The block-thru development plot, located two blocks south of the Beach 25th Street stop on the A train, is currently vacant.

Public Approvals Begin for Sunnyside Affordable Housing at 50-25 Barnett Avenue

Developer Phipps Houses hopes to rezone an industrial area just south of Sunnyside Yards in Queens, in order to build a large affordable rental building. We came across initial renderings and new details for the 10-story building in zoning documents, which were posted before Phipps pitched their project to the City Planning Commission on Monday.

Construction Wrapping on Four-Story, 83-Unit Affordable Mixed-Use Building At 19-80 Steinway Street, Astoria

Construction is finally wrapping up on a long-stalled four-story, mixed-use building at 19-80 Steinway Street (a.k.a. 19-73 38th Street), in the Ditmars-Steinway section of northern Astoria. DNAinfo reports all of the project’s 83 residential units will rent at below-market rates. The building is dubbed Steinway Estates and its apartments will come in studio, one-, two-, and three-bedroom configurations. The ground-floor will contain 17,785 square feet of retail space, 2,400 square feet of medical office space, and a 219-car parking garage. Amenities include 12,000 square feet of storage space, a fitness center, and a laundry in the cellar, in addition to a rooftop terrace. Queens-based Gerald J. Caliendo Architect is the architect of record. Bronx-based Steve Zervoudis is listed as the property owner, and occupancy can probably be expected later this year.

12-Story, 87-Unit Residential Project Tops Out At 41-22 24th Street, Long Island City

In January, the 12-story, 87-unit residential building under development at 41-22 24th Street, in the Queens Plaza section of Long Island City, was seven stories above street level. Now, The Court Square Blog reports the 85,582-square-foot project has topped out 120 feet above street level. Curtain wall installation has not begun yet, although the structure is currently completely veiled in scaffolding and work should begin soon. The rental apartments should average 761 square feet apiece, and amenities listed in the Schedule A include a rooftop terrace, storage for 45 bikes, a 21-car parking garage, a fitness center, entertainment rooms, a laundry room, and tenant storage space. Lions Group is the developer and MY Architect is behind the design. Completion is expected by the end of this year.

Two Three-Story, Two-Family Houses Coming To 180 Beach 127th Street, Belle Harbor

Charles McInnis, doing business as an anonymous Brooklyn-based LLC, has filed applications for two three-story, two-family residential buildings at 176-180 Beach 127th Street, in Belle Harbor, located on Queens’s Rockaway Peninsula. Both buildings will measure 3,000 square feet apiece, and in each structure, there will be one apartment on the ground floor and a second unit across the second and third floors. If the residential space is divvied up as such, there should be two 1,000-square-foot and two 2,000-square-foot units. Norman C. Lok’s Middle Village-based architecture firm is the applicant of record. Back in November, the site’s former dilapidated and Hurricane Sandy-ravaged two-and-a-half-story house was demolished.

Three-Story, Three-Unit Residential Project Planned At 31-15 86th Street, Jackson Heights

TNE Buildings has filed applications for a three-story, three-unit residential building at 31-15 86th Street, in Jackson Heights, located one mile north of the 82nd Street-Jackson Heights stop on the 7 train. The new building will measure 3,448 square feet and the full-floor residential units should average 862 square feet apiece, indicative of rental apartments. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The irregularly-shaped 3,383-square-foot plot of land is currently occupied by a single-story rowhouse. Demolition permits have not yet been filed.

Port Authority Approves Plans To Rebuild LaGuardia Airport, East Elmhurst

In the summer of 2015, plans to build a new LaGuardia Airport were revealed along with other transportation infrastructure, including a 24-hour ferry service and an AirTrain, that would serve to link the East Elmhurst airport to the rest of the city. The Port Authority of New York & New Jersey (PANYNJ) has officially approved the project, which was recently estimated to cost upwards of $5.3 billion, Crain’s reported. As part of the deal to approve the project, the Port Authority agreed that it redevelop the Port Authority Bus Terminal in Manhattan, shooting down any chance that it would be rebuilt for much cheaper in New Jersey. As for the airport, the Central Terminal Building is phase one of the greater redevelopment and is expected to be finished by 2021. Terminals C and D will be built after that.

Three-Story, Three-Family Residential Project Planned At 57-12 58th Place, Maspeth

Frank Alesci, doing business as Queens-based FPS Contracting, has filed applications for a three-story, three-unit residential building at 57-12 58th Place, in Maspeth, located seven blocks south of the Long Island Expressway. The new building will measure 3,874 square feet in total and its full-floor residential units should average a spacious 1,291 square feet apiece. The project will feature a garage for two floors on the ground floor and an additional off-street parking space. Frank Smith’s Long Island-based H2M Architects + Engineers is the architect of record. The 25-foot-wide, 2,375-square-foot lot is currently vacant.

Nine-Story, 32-Unit Mixed-Use Building Rises At 41-04 27th Street, Long Island City

In October of 2015, YIMBY revealed a rendering of the nine-story, 32-unit mixed-use building underway at 41-04 27th Street, in the Queens Plaza section of Long Island City. At the time, foundation work was underway, but now the structure is five stories above street level and rising, according to The Court Square Blog. The new building, dubbed Queens Boro Tower, will encompass 30,355 square feet and will feature 4,073 square feet of ground-floor retail space. Its residential units should average 654 square feet apiece, indicative of rental apartments. The Schedule A lists a fitness center in the cellar as an amenity. Rego Park-based Great Stone Development is behind the project and Chang Hwa Tan’s Queens-based Tan Architect is designing. Completion can probably be expected by 2017.
