Five-Story, 10-Unit Residential Building Planned At 104-22 Astoria Boulevard, East Elmhurst

Long Island City-based Crescent Street Construction Corp. has filed applications for a five-story, 10-unit residential building at 104-22 Astoria Boulevard, in East Elmhurst, a few minutes from La Guardia Airport. The building will total 7,550 square feet, and units will probably be rentals, averaging 755 square feet. Long Island-based Anthony Hatziioannou is the applicant of record, and demolition permits were filed for the existing 2.5-story structure this past summer.

Four-Story, 50,000 Square-Foot Health Care Facility Planned At 105-20 Rockaway Beach Boulevard, Seaside

Community Healthcare Associates, doing business as Cha Properties, has filed applications for a four-story, 49,228 square-foot community health care facility at 105-20 Rockaway Beach Boulevard, in the Seaside section of the Rockaways, right below the Beach 105th Street stop on the A and S trains. The building will incorporate the entire block, and the existing supermarket will have to be demolished. The Schedule A has offices occupying all four levels, and Englewood, NJ-based Ronald Schmidt is the architect of record.

89-14 150th Street

Nine-Story, 22-Unit Condo Project Rising At 89-14 105th Street, Jamaica

Kingston Property’s planned nine-story, 22-unit residential building is now two stories above street level at 89-14 150th Street, in downtown Jamaica, a few blocks north the stations for the E, J and Z trains (on Archer Avenue). The building will measure 22,691 square feet, and the units will be condos, averaging 1,031 square feet apiece; there will only be two- and three-bedroom configurations. A small health care facility will operate in the basement level, and completion is expected in 2017. Maspeth-based Angelo Ng + Anthony Ng Architects Studio is designing.

24-38 Steinway Street

Seven-Story, 18-Unit Mixed-Use Project Filed At 24-38 Steinway Street, Astoria

Flushing-based We Ye, operating as Prince Club LLC, has filed applications for a seven-story, 18-unit mixed-use building at 24-38 Steinway Street, in central Astoria, seven blocks east of the N and Q trains’ stop at Astoria Boulevard. The building will total 17,634 square feet, and will feature 3,163 and 227 square feet of retail and community space, respectively, on the ground floor. Above, units will average 791 square feet each. Flushing-based Chang Hwa Tan is the architect of record, and an existing single-story building must first be demolished.

59-35 Menahan Street

Three Stories, Six Residential Units Coming To 59-35 Menahan Street, Ridgewood

Property owner Vincent Cangialosi has filed applications for two three-story, multi-family residential buildings at 59-35 Menahan Street, in Ridgewood, eight blocks north of the M train’s Forest Avenue stop. A smaller six-unit building had been filed in January, but those plans now appear outdated. The latest filings call for six residential units — three in each building — spread across a total of 13,630 square feet, for very spacious units averaging 2,270 square feet. Salvatore Prainito’s Astoria-based Prainito Design Group is the applicant of record, and the site’s two-story home was filed for demolition earlier this month.
