Seven-Story, 32-Unit Residential Building Planned At 41-97 Parsons Boulevard, East Flushing

Xue H. Huang, head of Corona-based First Red Apple Realty, has filed applications for a seven-story, 32-unit residential building at 41-97 Parsons Boulevard, on the western end of East Flushing, located five blocks from Downtown Flushing’s Main Street. Initial new building applications were filed in March of 2014, but follow-up documents were not submitted until recently. The new building would encompass 37,087 square feet and its residential units should average a rental-sized 736 square feet apiece. There will also be space in the cellar for a medical office. According to the Schedule A, amenities include 16-car parking and 16 bike storage spaces in the cellar and a recreational area on the ground floor. Flushing-based Raymond Chan is the architect of record. The site’s former two-story house was demolished in October of last year.

Two Three-Story, Three-Unit Residential Buildings Coming To 25-30 22nd Street, Astoria

Queens-based property owner Yun Lee has filed applications for two three-story, three-unit residential buildings at 25-30 – 25-32 22nd Street, in western Astoria, located eight blocks west of the Astoria Boulevard stop on the N and Q trains. The two buildings will measure 2,491 and 2,641 square feet respectively, and the entire development will boast 5,391 square feet of residential space. That works out to average units measuring 899 square feet apiece, the majority of which will be full-floor apartments. Long Island-based Gad Ashoori is the applicant of record. Demolition permits were filed in October to remove an existing two-story house and a single-story garage.

Permits Filed: 134-16 36th Road, Hotel-Retail-Apartments in Flushing West Rezoning Area

The city is about to rezone 11 industrial blocks along the heavily polluted Flushing Creek in western Flushing. But one developer has already filed new building applications for an eight-story, mixed-use project at 134-16 36th Road, on the corner of Prince Street and in the middle of the soon-to-be-upzoned piece of eastern Queens.

Four-Story, 7,810-Square-Foot Commercial Building Planned At 131-34 41st Avenue, Flushing

Property owner Wai Li has filed applications for a four-story, 7,810-square-foot commercial building at 131-34 41st Avenue, in Downtown Flushing, located six blocks from the Main Street stop on the 7 train. The new building will boast 7,360 square feet of commercial space and will have warehouse space on the ground floor, office space on the second and third floors, and a “caretaker apartment” on the fourth floor. Flushing-based John C. Chen Architect PLLC. is the architect of record. The project would rise on a 45-foot-wide lot which is currently occupied by a two-story auto shop business. Demolition permits have not been filed yet to knock it down.

City Launches Request For Proposals For Adjacent Long Island City Mixed-Use Development Sites

The New York City Economic Development Corporation (NYCEDC) has launched a Request for Proposals (RFP) for two city-owned development sites adjacent to each other, which total 4.5 acres, at 5-40 44th Drive and 4-99 44th Drive. Politico New York reports that the city is looking for developers to build “at least 300,000 square feet of commercial office or light manufacturing space, up to 1,000 apartments, a school, and a small park.” The site is currently located in a manufacturing district but would be rezoned for a mixed-use project. It currently consists of a single-story Department of Transportation facility, a surface parking lot, and a restaurant (which has a lease that expires in 2017). Proposals are due by May 26, 2016.

Three-Story, 10,000-Square-Foot Yeshiva Planned At 147-22 73rd Avenue, Kew Gardens Hills

Congregation Yeshiva Tiferet Torah, headed by Nerya Aminov, has filed applications for a new three-story, 10,379-square-foot educational facility at 147-22 73rd Avenue, in Kew Gardens Hills, located midway between Flushing and Jamaica in Queens. The new school will feature a gym in the sub-cellar, a library and lecture offices in the cellar, classrooms and teachers’ offices on the ground and second floors, and a study hall on the third floor. The project would be built on an 80-foot-wide vacant lot, once home to a two-story house that was demolished in 2003. Joe Lieberman’s Queens-based Abris Design Studio Corp. is the architect of record.

Schematics Posted Of Eight-Story, 12-Unit Mixed-Use Project At 42-44 Crescent Street, Long Island City

In July of 2014, YIMBY reported on applications for an eight-story, 12-unit mixed-use building at 42-44 Crescent Street, in Long Island City’s Queens Plaza section. Now, The Court Square Blog reports schematics have been posted of the project on site. Maspeth-based Angelo Ng + Anthony Ng Architects Studio is designing, although no official renderings have been released yet. The new building will encompass 15,338 square feet and will include 2,060 square feet of commercial space on the ground-floor for a restaurant. Residential units will begin on the second floor and should average 951 square feet apiece, which means either rentals or condos could be in the works. Flushing-based Andy Ho is the property owner and doing business under an anonymous LLC. The site’s old two-story building was demolished late last year and excavation appears imminent. Completion is expected in 2017.

Landmarks Prioritizes 30 Backlog Sites for Designation, Permanently Removes Five

As we have reported, the Landmarks Preservation Commission is in the process of dealing with the backlog of 95 items that have been on its calendar since before 2010, some for decades. That process took a big step forward Tuesday, with 30 sites remaining on the calendar as priorities for designation vote by the end of 2016. Five sites were removed from the calendar for lack of merit.

Renderings Revealed For 12-Story Mixed-Use Proposal At 107-18 70th Road, Forest Hills

News broke earlier this month that a developer is looking to build a 12-story mixed-use building at 107-18 70th Road, in Forest Hills, and renderings of the project have since surfaced. According to DNAinfo, the new building is being designed by Morali Architects. As previously reported, the 120-foot-tall structure would require a variance from the city as zoning currently only allows for new developments of up to 80 feet. The developer, who remains anonymous, is planning to transfer air rights to the site, which is currently occupied by a strip of single-story restaurants, known as “Restaurant Row.” The project would have ground-floor retail space with new restaurants and residential units on the upper floors. A tentative completion date is being pegged at 2019.
