Reveal For Eight-Story, 60-Unit Mixed-Use Building At 98-02 Queens Boulevard, Rego Park

Within the last few weeks, new details emerged of the planned eight-story, 60-unit mixed-use building being developed at 98-02 Queens Boulevard, in Rego Park, and now DNAinfo has a rendering of the project. As reported previously, the 75,000 square-foot structure will contain rental units that come in one-, two-, and three-bedroom configurations. The apartments will average 657 square feet apiece, and amenities include a gym, an indoor pool, a children’s playground, and bike storage. The entire ground floor will be retail and 7,000 square feet of community facility space, in the form of medical offices, will be located on the level above. Demolition of the existing retail structure is expected in the spring and completion is slated for late 2017. Bahar Corporation is developing and Peter Casini Architect is behind the design.

New Community Center & Electrical Buildings Filed For 604-Unit Redfern Housing Complex, Far Rockaway

During Hurricane Sandy, apartments at Redfern Houses – a nine-building, 604-unit housing development at 1456 Beach Channel Drive in Far Rockaway – were flooded and then left without power for weeks. The complex’s daycare was also destroyed, but the city’s Housing Authority looks to be making upgrades to its infrastructure in addition to building a new daycare center. The city filed permits to construct four single-story electrical power service buildings on the property, each of which would measure between 800 and 1,216 square feet in size. At 1490 Beach Channel Drive, a two-story, 14,295 square-foot community center was filed. That building would include a daycare center, offices, and storage on the ground floor and community space on the second floor. Michael Szerbaty’s MD Szerbaty Associates is the applicant of record.

Landmarks To Hold Public Meeting February 23 On Backlog Items

In the fall of 2015, the New York City Landmarks Preservation Commission held a series of four special public hearings to deal with its backlog of 95 items that have been on its calendar since before 2010. Now, the next step, a public meeting, will be held on Tuesday, February 23.

Three-Story, Four-Unit Residential Project Planned At 85-18 57th Road, Elmhurst

Property owner Ming Ching Cheung has filed an application for a three-story, four-unit residential building at 85-18 57th Road, in Elmhurst, located four blocks from the Woodhaven Boulevard stop on the M and R trains. The structure will measure 5,372 square feet in total and there will be 3,789 square feet of residential space. The units will average 1,263 square feet apiece, meaning the building will probably contain condominiums. Sugnam Chang’s Brooklyn-based Basic Groups Corp. is the architect of record. An existing two-story brick rowhouse must first be demolished.

Permits Filed: 21-59 44th Drive, Long Island City

The development boom in Long Island City has gotten so hot that even small, relatively undesirable sites near Court Square are sprouting apartment buildings. Yesterday we spotted applications for a seven-story, mixed-use development at 21-59 44th Drive, on the corner of 23rd Street.

Ten Four-Story, Three-Unit Residential Buildings Coming To 85-20 57th Avenue, Elmhurst

Elmhurst-based Song Lin has filed applications for ten four-story, three-unit residential buildings at 85-08 – 85-20 57th Avenue and 84-71 – 84-77 57th Road, in Elmhurst, five blocks from the Woodhaven Boulevard stop on the M and R trains. The buildings, which will vary in size, will be built on a block-thru lot at the current site of the New York Bethzatha Church. Six of them will have 3,995 square feet of residential space each, which means their units will average 1,332 square feet apiece. Two other buildings will measure 3,979 square feet, one will have 4,698 square feet and the final building will total 6,237 square feet. The units in the largest building would average 2,079 square feet, so condominiums are more than likely in the works. Chang Hwa Tan’s Flushing-based Tan Architect is the architect of record. Demolition permits were filed to remove the church in November.

Development is starting to pick up in Rego Park, a suburban piece of eastern Queens nestled between Forest Hills, Corona, and Elmhurst. Today, we have a look at a rental building under construction at 97-45 63rd Drive, at the corner of 98th Street.

Four-Story, 70,000 Square-Foot Storage Facility Filed At 134-31 Merrick Boulevard, St. Albans

Mike Humphrey, doing business as a White Plains-based LLC, has filed applications for a four-story, 69,990 square-foot storage facility at 134-31 Merrick Boulevard, in St. Albans, located on the southeastern end of Queens. The commercial building will probably be self-storage and includes accessory office space and six loading berths. The prolific industrial architect Butz Wilber, based in Virginia, is the applicant of record. The site is currently home to an automobile business that recycles wrecked cars, and multiple warehouse structures must first be demolished.

Zhong Chen has filed applications for a four-story, three-unit residential building at 108-62 42nd Avenue, in North Corona, three blocks from the 111th Street stop on the 7 train. The project will measure 4,562 square feet in its entirety and includes 3,499 square feet of residential space. That means full-floor units will measure an average 1,166 square feet apiece. Chang Hwa Tan’s Flushing-based Tan Architect is the architect of record. Permits to demolish the existing 2.5-story, two-unit building were filed earlier this month.

Landmarks Approves Addition to Home at 240-82 Beverly Road, Douglaston

Most of the decisions the New York City Landmarks Preservation Commission has to make involve structures in somewhat to very densely populated areas. However, the city, with its five boroughs, is quite large and diverse. Sometimes, the commission has to make decisions about more suburban areas. Such was the case last Tuesday when, for the second time in two weeks, the commission has approved the expansion of a single-family home in the Douglaston Historic District in Queens.
