Four-Story, Eight-Unit Residential Project Planned At 102-18 Corona Avenue, Corona

Guohui He, doing business as Excellent Fortune Property LLC, has filed applications for a four-story, eight-unit residential building at 102-18 Corona Avenue, in Corona, seven blocks south of the 7 train’s stop at 103rd Street. The building will measure just 5,276 square feet, which means units will average a rental-sized 660 square feet. Flushing-based Zheng & Associates is the applicant of record, and the project will expand upon the existing structure.


189-08 Northern Boulevard

Three-Story Retail & Medical Building Coming To 189-08 Northern Boulevard, Auburndale

Bayside-based Medipia Realty has filed applications for a three-story mixed-use commercial building at 189-08 Northern Boulevard, in Auburndale, located three blocks from from the Auburndale LIRR station. The building will total 14,226 square feet, and will include 3,143 square feet of retail space (for two units) on the ground floor. In the cellar, second and third floors, heath care facilities will take up the remaining square-footage. Suk Hwan Kim’s Flushing-based “Design Group In H&K” is the applicant of record, and an existing single-story dining establishment must first be removed.


21-16 44th Drive

Eight-Story Residential & Hotel Building Filed At 21-16 44th Drive, Long Island City

Early last year, crews demolished the single-story warehouse building at 21-16 44th Drive, in Long Island City, and then posted a mysterious rendering, but later removed it. It appears the site has changed hands now that The Court Square Blog spotted pre-filings for an eight-story mixed-use building by the developer Amsterdam Hospitality. Retail space will be located in the cellar and ground floors, and a 70-key hotel will span the building’s four lower stories. Above, there will be 29 apartments topped by a roof deck.


Four-Story Retail Redevelopment Underway At 160-16 Jamaica Avenue, Jamaica Center

United American Land is currently redeveloping three buildings in Jamaica at 161-02, 160-08 and 160-16 Jamaica Avenue, two blocks from the E, J and Z trains’ stop at Jamaica Center/Parsons Boulevard. According to the New York Post, the structures will be connected and transformed into one four-story, 150,000 square feet commercial-retail building. Unfortunately, the 10-story building at No. 160-16 will be shortened to four stories, but No. 160-08 will retain its façade and expand by one story. Burlington Coat Factory is leasing 70,000 square feet on the upper floors, and opening is expected early in 2017. GreenbergFarrow is designing.


48-31 65th Street

Two Stories, Eight Residential Units Coming To 48-31 65th Street, Maspeth

Staten Island-based Leon Dasilva has filed applications for four two-story, multi-family residential buildings at 48-31 – 48-37 65th Street, in northern Maspeth, three blocks south of Queens Boulevard. The entire development will span 8,980 square feet in residential space, and each building will have two full-floor units averaging 1,120 square feet apiece. Joseph Sultana’s JLS Designs is the applicant of record.
