Englewood Cliffs Moves Forward on Eminent Domain Process at 800 Sylvan Avenue for Affordable Housing

The Borough of Englewood Cliffs in New Jersey is moving one step closer to obtaining 800 Sylvan Avenue through eminent domain. Developer Senlac Partners has plans to construct a three-building development totaling 365,000 square feet, yielding 450 residences with 90 units of affordable housing. However local government wants to build more affordable housing and public green space on the 28.75-acre site.

The affordable housing lottery has launched for 445 Vanderbilt Avenue, a five-story residential building in Clinton Hill, Brooklyn. Designed by Marvel Architects and developed by Loketch Group, the 44,875-square-foot structure yields 43 units. Available on NYC Housing Connect are 13 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $83,349 to $167,570.

New Jersey Performing Arts Center Unveils Plans to Build Residential Developments on its Newark Campus

The New Jersey Performing Arts Center (NJPAC) in Newark has big plans to diversify its campus with residential developments and a dining venue, as well as the construction of an arts and education center. The proposed buildings are part of the performing center’s goal to become a city lifestyle destination and further the cultural hub’s impact on the downtown neighborhood. L + M Development Partners has teamed up with NJPAC and Larchmont for the 7.3-acre campus expansion. Skidmore, Owings & Merrill is responsible for the design of the buildings and streetscapes. NJPAC purchased the property from the state of New Jersey in December 2018.

Designed by Handel Architects and developed by Park Tower Group and Brookfield Property Partners, the Greenpoint Landing waterfront structure yields 421 residences. Available on NYC Housing Connect are 127 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $81,258 to $192,400.

Demo Permits Filed for 534-536 Third Avenue in Murray Hill, Manhattan

Full demolition permits have been filed for 534-536 Third Avenue in Murray Hill, Manhattan. Robert Gilardian of Gilar Realty is listed as the owner under the Third Avenue Pavilion Residences LLC. Located at the intersection of Third Avenue and East 36th Street, the 9,875-square-foot site has approximately 99 feet of street frontage.

Ground Breaks on 722 Chancellor Avenue, a 100-Percent Affordable Housing Development in Irvington, New Jersey

Construction began last week on 722 Chancellor Avenue in Irvington, New Jersey. Developed through a partnership with The NRP Group and northern New Jersey developer Adenah Bayoh, the five-story building will add 56 affordable housing units to the community. OCA Architects is responsible for the design of the mid-rise, energy-efficient development.

Permits have been filed for a four-story community facility building adjacent to the PS 26Q – Rufus King School campus at 195-15 73rd Avenue in Fresh Meadows, Queens. Located between 195th and 196 Streets, the lot is closest to the 179th Street subway station, serviced by the E and F trains. New York City School Construction Authority is listed as the owner behind the applications.

Phipps Houses Secures $217 Million Financing for Phase 1 of Atlantic Chestnut Development in East New York, Brooklyn

Non-profit housing developer Phipps Houses closed on $217 million in construction financing for the first phase of Atlantic Chestnut, a massive three-phase development in Brooklyn. When completed, Atlantic Chestnut will bring 1,200 affordable housing units to the East New York neighborhood under the 2016 East New York Rezoning. With Dattner Architects handling design, the Atlantic Chestnut development will consist of three mid-rise apartment buildings featuring affordable apartments, 60,000 square feet of commercial and community facility space, attended parking for 200 cars, and residential amenities comprising of a gym, children’s playroom, a lounge, a party room, and landscaped courtyards and roof deck. The project is being built by Monadnock Construction.
