Two-Story Medical Facility Now Planned for 21-21 44th Drive, Long Island City

In March, YIMBY revealed plans for an 88-unit condominium development at 21-21 44th Drive, in Long Island City, but Crain’s Business is reporting a change of plans. Norvin Healthcare Properties recently acquired the development site for $66 million, and now a two-story, 45,000 square-foot ambulatory care facility is in the works. NYU Langone Medical Center has agreed on a 31-year lease with Norvin, and an existing two-story building must first be demolished.

Permits Filed: Four-Story Building at 11-30 McBride Street, Far Rockaway

As federal recovery money has slowly flowed into the Rockaways, YIMBY has noticed plenty of new building permits for one- and two-family homes, but very few for multi-family developments. However, it seems like the tide may be starting to turn for the flood-damaged peninsula in eastern Queens: plans have just been filed for a four-story apartment building at 11-30 McBride Street in Far Rockaway.

Eight Residential Units Headed For 111-15 41st Avenue, North Corona

Property owner Dimitrios Kourpas has filed applications for two four-story, four-unit residential buildings spanning 111-13 – 111-15 41st Avenue, in North Corona. The total of eight residential units will divide nearly 6,900 square feet; Frank Petruso is designing. A single-story garage was demolished in 2013, but an existing 2.5-story structure at No. 111-15 must first be removed.

New Two-Family Building Filed at 91-41 80th Street in Woodhaven

Nini’s Properties LLC has filed applications for a new two-story, two-unit residential building at the newly subdivided, vacant lot at 91-41 80th Street, in Woodhaven. At the adjacent 91-43 80th Street, the property owner is renovating the existing three-story, three-unit wood-framed structure. John C. Chen is designing the new structure, which will measure nearly 1,800 square feet.

Eight Residential Units To Fill Vacant Swath at 144-24 106th Avenue, Jamaica

Shanti Ammar, president of Anata Inc., has filed applications for four two-story, two-unit residential buildings spanning vacant lots at 144-16 to 144-24 106th Avenue, south of Downtown Jamaica. The eight total residential units will be split across 10,230 square feet, and Jung Y. Shin is the architect of record.

10 Residential Units Coming to 23-31 Astoria Boulevard, Astoria

An LLC has filed applications for six-story, 10-unit residential building measuring 8,820 square feet at 23-31 Astoria Boulevard, in western Astoria. Frank Petruso is designing, and each unit will average nearly 900 square feet. An existing three-story mixed-use building must first be demolished.
