Five-Story Mixed-Use Project Planned For 31-19 37th Avenue, Long Island City

GP Keystand LLC has filed applications for a five-story, 10-unit mixed-use building at 31-19 37th Avenue, in northern Long Island City. The project will span 10,200 square feet, with nearly 2,400 square feet designated for retail use, and Angelo Ng + Anthony Ng Architects Studio is designing. An existing single-story commercial building must first be demolished.

Two-Story Medical Facility Now Planned for 21-21 44th Drive, Long Island City

In March, YIMBY revealed plans for an 88-unit condominium development at 21-21 44th Drive, in Long Island City, but Crain’s Business is reporting a change of plans. Norvin Healthcare Properties recently acquired the development site for $66 million, and now a two-story, 45,000 square-foot ambulatory care facility is in the works. NYU Langone Medical Center has agreed on a 31-year lease with Norvin, and an existing two-story building must first be demolished.

As federal recovery money has slowly flowed into the Rockaways, YIMBY has noticed plenty of new building permits for one- and two-family homes, but very few for multi-family developments. However, it seems like the tide may be starting to turn for the flood-damaged peninsula in eastern Queens: plans have just been filed for a four-story apartment building at 11-30 McBride Street in Far Rockaway.

Eight Residential Units Headed For 111-15 41st Avenue, North Corona

Property owner Dimitrios Kourpas has filed applications for two four-story, four-unit residential buildings spanning 111-13 – 111-15 41st Avenue, in North Corona. The total of eight residential units will divide nearly 6,900 square feet; Frank Petruso is designing. A single-story garage was demolished in 2013, but an existing 2.5-story structure at No. 111-15 must first be removed.
