Foundations Nearing Completion at 42-43 27th Street, Long Island City

The mid-rise interior of Long Island City’s skyscraper district at Queens Plaza/Court Square is about to get another addition in the form of a six-story, eight-unit building at 42-43 27th Street. The builder, New York Fast General Construction, lives up to their name as construction is moving at a rapid pace. When we last checked in at the beginning of March, excavation was only starting. Now, a month and a half later, more than half of the foundation walls in the basement are complete, with metal rebar ready for assembly of the ground floor.

Landmarks Approves Expansion of Home at 240-02 42nd Avenue, Douglaston Hill

Yet another home in one of New York City’s suburb-like neighborhoods is getting an expansion. Last Tuesday, the Landmarks Preservation Commission approved changes to the home at 240-02 42^nd Avenue. That’s in the Douglaston Hill Historic District in Queens.

As warm weather ushers the beginning of March, Rockrose Development’s 43-25 Hunter Street in Long Island City stands over 35-stories-tall. At 509 feet, the tower will become the fourth tallest in Queens upon its completion in 2017, when its 974 units will make it one of the city’s largest residential buildings.

If you remember the recent topping out of 23-10 Queens Plaza South as the second tallest building in Queens, hearing of another contender usurping its place so quickly might give you a sense of déjà vu. In a testament to Long Island City’s dizzying pace of development, the title passes to Tower 28, previously known as 28 on 28th.

RKO Keith’s Theater Mixed-Use Development Site Being Placed Back On The Market, Flushing

In 2013, Jerry Karlik’s JK Equities acquired the RKO Keith’s Theatre, an individual landmark at 135-27 – 135-35 Northern Boulevard in Downtown Flushing, for $30 million. The developer received approval to redevelop the severely dilapidated structure in 2015, but now Karlik is putting the development site back on the market, Crain’s reports. A new developer could build a 16-story, 269-unit mixed-use building with 24,493 and 15,727 square feet of commercial and community facility space, respectively. A buyer could also take advantage of a previously granted tax break. Studio V Architecture was behind JK Equities’ proposal, although a new owner could always choose to design a different building and go back to the Landmarks Preservation Commission for approval. Cushman & Wakefield is marketing the site.

Most of the decisions the New York City Landmarks Preservation Commission has to make involve structures in somewhat to very densely populated areas. However, the city, with its five boroughs, is quite large and diverse. Sometimes, the commission has to make decisions about more suburban areas. Such was the case last Tuesday when, for the second time in two weeks, the commission has approved the expansion of a single-family home in the Douglaston Historic District in Queens.

The expansion of a single-family home isn’t always worth noting, but when the home sits in a historic district, it’s often worth taking a look at. Such is the case of 233-20 Bay Street in Queens’s Douglaston Historic District, which was on the Landmarks Preservation Commission’s agenda at its public hearing on Tuesday.

Construction Update: 5-33 48th Avenue, Long Island City

While most ongoing projects in booming Long Island City involve ground-up construction, 5-33 48th Avenue, two blocks east of the East River, is a conversion of the type more commonly seen in the borough across that river. The renovation and expansion of a four-story manufacturing building into a seven-story residential property is well underway. The project will feature 36 units, as well as retail at the ground floor. Joseph A Sultana of JLS Designs Architecture is indicated as the general contractor on the project’s work permit.
