Four-Story, 10-Unit Residential Building Planned at 1544 Nostrand Avenue, Flatbush

A Brooklyn-based property owner has filed applications for a four-story, 10-unit residential building at 1544 Nostrand Avenue, in Flatbush. The project will measure 8,893 square feet and its residential units should average 889 square feet apiece. Two apartments on the fourth floor will also feature space in an upper penthouse level. It’s unclear whether the units will be rentals or condominiums. Michael Avramides’s Midtown East-based architecture firm is the architect of record. The 3,285-square-foot site is occupied by a three-story residential structure. Demolition permits were recently filed.

Renovation Planned for Four-Story, 240,000-Square-Foot Retail Building at 247 West 42nd Street, Midtown

Tishman Realty is planning a $65 million renovation on the four-story, 240,000-square-foot commercial-retail building at 247 West 42nd Street, in the Times Square section of Midtown. The 400-foot-long structure, which includes the retail space under the Westin Hotel at the corner of Eighth Avenue, will receive a more streamlined and modern façade, with billboard advertisements. The property owner plans to keep some existing tenants while replacing others, Crain’s reported. Construction is expected in 2018, with occupancy anticipated in 2019.

Renovation Planned for Six-Story, 124,000-Square-Foot Office Building at 57 Willoughby Street, Downtown Brooklyn

Meadow Partners has acquired, for $54 million, the six-story, 124,000-square-foot commercial building at 57 Willoughby Street, located at the corner of Lawrence Street in Downtown Brooklyn. The new owner plans to renovate the property, which includes rebuilding the 9,450-square-foot ground-floor retail space and modernizing the office space on the floors above, Real Estate Weekly reported. The property also contains 96,000 square feet of air rights, The Real Deal first reported. A $50.2 million acquisition loan was secured for the purchase.
