Four-Story, 10-Unit Residential Building Planned at 1544 Nostrand Avenue, Flatbush

A Brooklyn-based property owner has filed applications for a four-story, 10-unit residential building at 1544 Nostrand Avenue, in Flatbush. The project will measure 8,893 square feet and its residential units should average 889 square feet apiece. Two apartments on the fourth floor will also feature space in an upper penthouse level. It’s unclear whether the units will be rentals or condominiums. Michael Avramides’s Midtown East-based architecture firm is the architect of record. The 3,285-square-foot site is occupied by a three-story residential structure. Demolition permits were recently filed.

Permits Filed for 83 Units of Affordable Senior Housing at 771 Crotona Park North, Tremont

The Bronx is full of affordable and senior housing, but one non-profit is planning the city’s first affordable development for lesbian, gay, bisexual and transgender seniors in Tremont. Plans were filed last month for the seven-story facility at 771 Crotona Park North, across from the huge park of the same name.

Sheldon Solow Files Plans for 19-Story Building at 7 West 57th Street

Back in 1974, developer Sheldon Solow built a 50-story office tower at 9 West 57th Street that featured a dramatic, sloping facade clad in dark glass. Now he plans to knock down a little office building next door at 7 West 57th Street, to make way for a 19-story residential building.

Renovation Planned for Four-Story, 240,000-Square-Foot Retail Building at 247 West 42nd Street, Midtown

Tishman Realty is planning a $65 million renovation on the four-story, 240,000-square-foot commercial-retail building at 247 West 42nd Street, in the Times Square section of Midtown. The 400-foot-long structure, which includes the retail space under the Westin Hotel at the corner of Eighth Avenue, will receive a more streamlined and modern façade, with billboard advertisements. The property owner plans to keep some existing tenants while replacing others, Crain’s reported. Construction is expected in 2018, with occupancy anticipated in 2019.

Renovation Planned for Six-Story, 124,000-Square-Foot Office Building at 57 Willoughby Street, Downtown Brooklyn

Meadow Partners has acquired, for $54 million, the six-story, 124,000-square-foot commercial building at 57 Willoughby Street, located at the corner of Lawrence Street in Downtown Brooklyn. The new owner plans to renovate the property, which includes rebuilding the 9,450-square-foot ground-floor retail space and modernizing the office space on the floors above, Real Estate Weekly reported. The property also contains 96,000 square feet of air rights, The Real Deal first reported. A $50.2 million acquisition loan was secured for the purchase.

Two Four-Story, Five-Unit Residential Buildings Planned at 125-09 101st Street, Richmond Hill

Queens-based TNE Building has filed applications for two four-story, five-unit residential buildings at 125-09 and 125-11 101st Street, in Richmond Hill. The buildings will measure 4,905 square feet each. Across both, the residential units should average 743 square feet apiece, indicative of rental apartments. Jamaica-based Royal Engineering is the applicant of record. The 40-foot-wide, 3,737-square-foot lot is occupied by a single-story commercial-retail building. Demolition permits were filed in November.

Four-Story, Two-Unit Mixed-Use Project Coming to 121 Meserole Avenue, Greenpoint

An anonymous Midtown South-based LLC has filed applications for a four-story, two-unit mixed-use building at 121 Meserole Avenue, in the heart of Greenpoint. The project will measure 7,803 square feet. It will include 1,657 square feet of retail space, for an art craft stop on the ground floor, followed by two apartments across the second through fourth floors, plus an upper penthouse level. The apartments should average 2,028 square feet apiece, which means condominiums are likely in the works. Freeport, N.Y.-based Zambrano Architectural Design is the architect of record. The 1,905-square-foot site is occupied by a two-story structure. Demolition permits were filed in October.

How a Block of Abandoned Harlem Tenements Were Transformed Into Affordable Housing

A decade ago, the New York City Housing Authority emptied out 22 decaying tenement buildings on the south side of 114th Street in central Harlem, sending residents to public housing elsewhere in the city. Those long-vacant buildings, part of Randolph Houses, have now been renovated and filled with residents, and workers have begun revamping 14 brownstones on the north side of the block.

Carl Weisbrod to Step Down from Roles at Planning Commission, Planning Department

On the heels of the City Planning Commission voting to certify the proposed rezoning of Midtown East, kicking off the public review process, the Commission’s chairman, Carl Weisbrod, announced he will be stepping down from his position by the end of the month. Weisbrod will also retire from his position as director of the New York City’s Department of City Planning, the New York Times reported. Weisbrod, appointed by Mayor Bill de Blasio in 2014, has served a key role in implementing the current administration’s zoning policies, with a career in government and civic life spanning decades. City officials say Weisbrod will become the new chairman of the Trusts for Governors Island, a nonprofit organization tasked with leading development projects and overlooking daily operations on the island.

$10 Billion Redesign Unveiled for John F. Kennedy International Airport

Governor Andrew Cuomo has unveiled plans for a $10 billion redesign of John F. Kennedy International Airport, in Queens. Broadly, the goal of the project is to better interconnect the airport’s existing terminals and improve the flow of vehicles and people through reconstruction and expansion of roadways, Crain’s reported. There would also be a large parking garage at the center of the airport, possibly to be topped by green space. Mass-transit upgrades are also in store, including plans for a one-seat ride to Manhattan. The state’s Department of Transportation will head the construction pertaining to roadways and mass transit, while the airport is expected to be rebuilt under partnerships with airline companies and operators, including the Port Authority of New York & New Jersey.
