Permits have been filed for a seven-story mixed-use building at 32-58 105th Street, in East Elmhurst, Queens. The site is located just around the corner from Northern Boulevard, an active commercial street with shops, restaurants, and the Langston Hughes Queens Library. The lot is two-thirds of a mile from the nearest subway station, 103 Street-Corona Plaza Station, serviced by the 7 train.
Permits have been filed for a four-story school at 2500 Fish Avenue, in The Bronx’s Pelham Gardens, on the outdoor playground for PS 97. The neighborhood mostly consists of single-family homes, with the occasional small apartment complex. The site is a half mile from Pelham Parkway Station, serviced by the 5 train.
When it comes to skyscrapers and the other side of the Hudson River, Jersey City’s waterfront and Journal Square neighborhoods are just about the only areas in the state with frequent proposals for major new developments. But today, YIMBY has the first look at approved designs for a massive site in Edgewater, at 115 River Road, which would most definitely put the small city on the regional map.
YIMBY’s last report on 441 Ninth Avenue was back when The Cove Property Group and hedge fund Baupost Group purchased the site. The two companies have now released a rendering, and information about plans that triple the floor count. Rentable square footage will balloon to 700,000 square feet, and 17 stories will be added atop the existing eight-story building, which will be gutted and redesigned.
Today YIMBY has the first rendering for New Empire Corporation’s plans to construct a new condominium project at 37-14 34th Street, in Long Island City, Queens. The site is just a block and a half away from the 36th street station, serviced by the E, M, and R trains. Also nearby is the Queens Museum of the Moving Image.
