12-Story, 194-Unit Residential Building Rises to Seventh Floor at 11-39 49th Avenue, Long Island City

The 12-story, 194-unit residential building under construction at 11-39 49th Avenue, located on the corner of 21st Street in the Hunters Point section of Long Island City, is now seven stories above street level, according to The Court Square Blog. The latest building permits indicate the project will encompass 131,854 square feet. The residential units, averaging 677 square feet apiece, will be rental apartments and twenty percent of them (39 units) will rent at below-market rates through the affordable housing lottery. The Criterion Group is the developer and Aufgang Architects is behind the architecture. Completion is expected in late 2018, according to signage, although it appears work is ahead of schedule.

Request for Proposals Launched for 250-Unit Mixed-Use Project at 90-02 168th Street, Jamaica

It was revealed in March that plans for a commercial-retail complex at 90-02 168th Street, in downtown Jamaica, had been abandoned, and that the Greater Jamaica Development Corporation (GJDC) would be releasing an updated request for proposals (RFP) for the site. An updated RFP is now available, DNAinfo reported. The GJDC is seeking a team to build a mixed-use project that would include roughly 75,000 square feet of retail space and at least 250 residential units. Between 10 to 20 percent of the apartments would be set aside for artists. A larger portion, which includes some (or possibly all) of the artists’ units, will be designated as affordable, renting at below-market rates through a lottery. Overall, the vacant, 99,500-square-foot site could accommodate up to 497,500 square feet of mixed-use development. Applications for the RFP are due December 2nd, and the project should be complete by 2019.

Foundation work is well underway and approaching street level at 160 Leroy Street, in the West Village, where a 12-story, 57-unit residential building is under development. The latest photo, posted to the YIMBY Forums, was taken by construction chronicler Tectonic. The project will encompass 184,935 square feet and rise 155 feet above street level. The residential units will be condominiums, ranging from 1,000 square feet to a 12,000-square-foot penthouse. The average apartment should measure 2,471 square feet apiece. There will also be a small 834-square-foot retail space on the ground floor. Ian Schrager, Vector Group, and Carlton Group are the developers. Herzog & de Meuron is the design architect and S9 Architecture is the production architect. Completion is anticipated in late 2017.
