New Developer To Build 12,000-Square-Foot Commercial Project At 71-53 Austin Street, Forest Hills

The Jackson Group and A&H Acquisitions have sold the 1,630 square-foot development site at 71-53 Austin Street, in Forest Hills, to Austin Prop LLC for $8.7 million. According to Commercial Observer, the Little Neck-based investor plans to build a commercial building with a ProHealth urgent care medical facility. The vacant site can accommodate a new development of up to 20,000 square feet, although it appears a 12,000 square-foot building is planned. ProHealth signed a lease to occupy 75 percent of the project back in 2013. The site is located three blocks from the Forest Hills – 71st Avenue stop on the E, F, M, and R trains.

Guy Iber, doing business as an anonymous Brooklyn-based LLC, has filed applications for four three-story, three-family residential buildings at 188-21 – 188-27 Woodhull Avenue, in Hollis, located three blocks from the neighborhood’s Long Island Rail Road station. Each structure will measure 5,207 square feet, although the residential space across the entire development will add up to 15,624 square feet. That means full-floor units will average a family-sized 1,302 square feet apiece. Akeeb Shekoni’s Queens-based Askon Architects is the architect of record. Permits were filed last September to demolished the existing two-and-a-half-story house.

An unknown developer, doing business as an anonymous LLC, is proposing to build a 12-story mixed-use development at 107-18 70th Road, in Forest Hills, right around the corner from the Forest Hills – 71st Avenue stop on the E, F, M, and R trains. According to DNAinfo, the developer is currently seeking a special permit to build the project, which would normally be capped at seven stories in height. The proposal includes ground-floor commercial-retail space and an above-ground garage. It would replace a strip of restaurants currently operating in a single-story building at the site. The developer was scheduled to meet with Community Board 6 last night to discuss the project.

Property owner Tahira Chaudhry has filed applications for a five-story, six-unit mixed-use building at 1138 Manhattan Avenue, in northern Greenpoint, located at the corner of Box Street. It will encompass 9,648 square feet and will feature 1,180 square feet of retail space on the ground floor. Residential units will begin on the second floor and should average 995 square feet apiece. There will be two units per floor on floors two and three, another unit on part of the fourth floor, and a duplex units on the rest of the fourth floor and the entire fifth floor. Fresh Meadows-based Jamil Coppin is the architect of record. An existing three-story townhouse must first be demolished.
