Exterior work is progressing on The Rockwell, a 13-story residential building at 2688 Broadway on Manhattan’s Upper West Side. Designed by Hill West Architects and developed in collaboration by Toll Brothers, which is also serving as the general contractor, and Sculptor under the 2686-2690 Broadway LLC, the structure will yield 81 condominium units in studio to three-bedroom layouts and a ground-floor retail space to be occupied by a CVS Pharmacy. The property is located at the southeast corner of West 103rd Street and Broadway.

Demolition Begins at 207-221 West 84th Street on Manhattan’s Upper West Side

Demolition is getting underway at 207-221 West 84th Street, the site of an 18-story residential building on Manhattan’s Upper West Side. Designed by Hill West Architects and developed by Naftali Group, which purchased the assemblage of properties for $71 million last year, the new 209-foot-tall structure will yield 154,598 square feet with 45 condominium units spread across 151,700 square feet, as well as 2,898 square feet of ground-floor retail space, a cellar level, and 17 enclosed parking spaces. The project spans nearly 250 feet from the corner of Broadway to the middle of the block.

The affordable housing lottery has launched for 130 Hope Street, a seven-story mixed-use building in Williamsburg, Brooklyn. Designed by J Frankl Associates and Charles Mallea Architect and developed by Solomon Schwimmer under the Hope-Keap Owner LLC, the structure yields 143 residences, 72 parking spaces, and 740 square feet of commercial space. Available on NYC Housing Connect are 42 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $100,252 to $215,150.

Demolition Finishes at 1357 Second Avenue on Manhattan’s Upper East Side

Demolition is wrapping up at 1357 Second Avenue, the site of a 21-story residential building in the Lenox Hill section of Manhattan’s Upper East Side. Developed by The Chetrit Group, which purchased the property for $47.2 million in 2018, the 230-foot-tall structure will yield 54 apartments spread across 150,000 square feet and 5,700 square feet of commercial space. The development also includes a four-story, 40-foot-tall annex that will yield an additional inventory of affordable housing units. CF East 72 Owner LLC is the owner and RIG Kingland Services is the general contractor for the project, which is located at the corner of Second Avenue and East 72nd Street.
