Four-Story, 21-Unit Residential Building Proposed at 662 Summit Avenue, Jersey City

An anonymous LLC has proposed to develop a four-story, 21-unit residential building at 662 Summit Avenue in Jersey City. That’s on the corner of Route 139 in the Heights. The project would also include 12 off-street parking spaces, Jersey Digs reported. The site consists of a small, vacant lot and a single-story commercial warehouse at 165 St. Pauls Avenue, which have to be demolished. The Jersey City Zoning Board of Adjustment must approve the project.

2.3-Million-Square-Foot Mixed-Use Development Planned at 450 Broad Street, Newark

Last week, the city of Newark announced that a 7.5-acre, 2.3-million-square-foot mixed-use development is in the works at 450 Broad Street. That’s downtown, on the current site of the Bears & Eagles Riverfront Stadium. The project will include residential units, office space, retail, and cultural space, Jersey Digs reported. The number of units wasn’t disclosed, but the site could easily accommodate over 1,000 of them. Lotus Equity Group is the developer and Practice for Architecture Urbanism is designing the project’s master plan. The 6,200-seat baseball stadium will be demolished. The four-story parking garage just south of it isn’t part of the site.

18-Unit Residential Building Proposed At 73 Fourth Avenue, Newark

Hoboken, N.J.-based NJ Equity Investors has proposed to build an 18-unit residential building at 73-87 Fourth Avenue, in Newark’s North Ward. The apartments will be condominiums, although it’s unclear how large or tall the building will be, Jersey Digs reported. The site, acquired for just $440,000 in 2015, consists of a small, vacant single-story commercial building. The Newark Zoning Board of Adjustments will be presented the proposal today. A construction timeline has not been disclosed.

Five-Story, 260-Unit Residential Project Proposed At 1 Harrison Avenue, Harrison, New Jersey

Paramus, N.J.-based Hornrock Properties is proposing a five-story, 260-unit residential building at 1 Harrison Avenue, located on the corner of Dey Street in Harrison, New Jersey, across the Passaic River from downtown Newark. The project will include 267 off-street parking spaces, probably in the form of a parking garage, Jersey Digs reported. The site is largely vacant except for a defunct gas station and a dilapidated two-story warehouse. The Harrison Town Planning Board must approve the project. NJ Transit’s Newark Broad Street station is five blocks away.
