First Phase of Emerson Lofts Makes Progress in Jersey City, New Jersey

Construction is progressing on the first phase of Emerson Lofts, a four-tower, 2-million-square-foot mixed-use development along the border of Jersey City and Hoboken, New Jersey. Designed by Urban Architecture, LLC and developed by Manhattan Building Company, the four-phase project spans 3.5 acres. The first phase topped out last winter, and curtain wall installation is now nearing completion. Work on the ground floor of the 304-foot-tall, 26-floor reinforced concrete superstructure first occurred in March 2020 and the building steadily climbed throughout last year. The site is addressed as 259 Coles Street and rises on a formerly vacant plot that sits along Coles Street between 15th Street to the north and the I-78 West and 139 onramp to the south. 259 Coles Street will yield a total of 350 homes, 307 parking spaces, 10,040 square feet of retail space, and a 23,900-square-foot public use facility.

Smorgasburg Debuts 300-Seat Outdoor Venue at Jersey City’s Harborside Commercial Campus

This week, Smogasburg opened a new 300-seat outdoor venue at the Harborside commercial campus in Jersey City, joining Smorgasbar, which opened earlier this summer. The company’s premier outdoor destination in New Jersey now offers local craft beers, barbecue tacos, lobster rolls, and brick oven pizza. The debut is the latest in a flurry of announcements from developer Mack-Cali, which is quickly transforming the Harborside campus into a mixed-use destination for local residents and Manhattanites just a quick train or ferry ride away.

Englewood Cliffs Moves Forward on Eminent Domain Process at 800 Sylvan Avenue for Affordable Housing

The Borough of Englewood Cliffs in New Jersey is moving one step closer to obtaining 800 Sylvan Avenue through eminent domain. Developer Senlac Partners has plans to construct a three-building development totaling 365,000 square feet, yielding 450 residences with 90 units of affordable housing. However local government wants to build more affordable housing and public green space on the 28.75-acre site.

New Jersey Performing Arts Center Unveils Plans to Build Residential Developments on its Newark Campus

The New Jersey Performing Arts Center (NJPAC) in Newark has big plans to diversify its campus with residential developments and a dining venue, as well as the construction of an arts and education center. The proposed buildings are part of the performing center’s goal to become a city lifestyle destination and further the cultural hub’s impact on the downtown neighborhood. L + M Development Partners has teamed up with NJPAC and Larchmont for the 7.3-acre campus expansion. Skidmore, Owings & Merrill is responsible for the design of the buildings and streetscapes. NJPAC purchased the property from the state of New Jersey in December 2018.
