351 Marin Boulevard’s Brick Façade Nears Completion in Jersey City

The brick and glass curtain wall is nearing completion on 351 Marin Boulevard, a 383-foot-tall residential tower in downtown Jersey City. Designed by Hollwich Kushner in collaboration with HLW International and developed in a joint venture between KRE Group and Northwestern Mutual, the 38-story edifice will yield 507 residential units, 8,000 square feet of commercial space, 203 parking spaces, and a 4,500-square-foot public plaza with a freestanding pavilion. The property is located on a rectangular parcel bound by Marin Boulevard to the east, 1st Street to the north, Bay Street to the south, and low-rise buildings to the west.

MGM Marin Boulevard’s Curtain Wall Nears Pinnacle at 331 Marin Boulevard in Jersey City

Curtain wall installation is nearing the pinnacle of MGM Marin Boulevard, a 41-story residential tower at 331 Marin Boulevard in Jersey City. Alternately addressed as 184 Morgan Street, the project is designed by Marchetto Higgins Stieve and is being developed by The Albanese Group, and will yield a total of 482 units, 121 parking spaces, a 125-seat theater, and 14,000 square feet of amenities. The property is located within the Powerhouse Arts District, directly to the south of 351 Marin Boulevard, another tower under construction. 331 Marin Boulevard is bound by Marin Boulevard to the east, Morgan Street to the south, Grove Street to the west, and Bay Street to the north. Hatfield Group is the facade consultant for the project.

Exterior work is nearing completion on The Charlotte, a 626-foot-tall mixed-use skyscraper at 25 Columbus Drive in Jersey City. Designed by Elkus Manfredi Architects and developed by Mack-Cali’s Roseland Residential Trust, the 57-story tower will yield 750 units with interiors designed by Fogarty Finger and a school in the podium designed by KSS Architects. Melillo + Bauer Associates is the landscape architect, DeSimone Consulting Engineers is the structural engineer, and AMA Consulting Engineers is the mechanical engineer for the project, which is bound by Christopher Columbus Drive to the north, Montgomery Street to the south, Washington Street to the east, and Warren Street to the west.

Recladding for Harborside 1-3 Nearing Completion in Jersey City

The exterior recladding of Harborside 1, Harborside 2, and Harborside 3, is almost finished and has made significant installation progress since YIMBY last covered the complex back in the early fall. The Harborside buildings sit along the Jersey City waterfront as a contiguous trio of low-rise structures ranging from eight to 12 floors high. The 21st-century upgrade is designed Elkus Manfredi Architects and is being developed in a collaboration between Mack-Cali Realty Corporation and SJP Properties. The three buildings sit on a long rectangular parcel bound by Harborside Place to the north, Hudson Street to the west, and Christopher Columbus Drive to the south. Plaza Construction is in charge of the construction, which is expected to cost $75 million.
