Ground Broken for 99 Hudson Street, Jersey City, To Be New Jersey’s Tallest Tower

On Thursday, at a little before noon, a groundbreaking ceremony was held for 99 Hudson Street in Jersey City. Located on a site bounded by Hudson, Grand, Greene, and York streets, the 900-foot-tall mixed-use condominium tower will likely be the tallest building in the state and one of the tallest residential buildings in the entire country. The event not only kicked off construction, but also provided a venue to show off new renderings of the project.

As 2016 will prove to be a pivotal year for the Manhattan skyline, a neighbor across the Hudson River is also seeing amazing growth. Just last month, ground was broken for the LeFrak Organization’s 444-foot-tall, 43-story, 376-unit tower in the Newport section of Jersey City. Now, we have word of an important step in the process constructing a much taller tower to the south near Exchange Place.

LeFrak Breaks Ground For 43-Story Residential Tower In Newport, Jersey City

The skyline of Jersey City is on its way to getting another addition. It was announced Wednesday that the LeFrak Organization, which has been building in the city for decades, broke ground for a 43-story building, dubbed Ellipse, in the Newport section at the city’s northern end, just south of the Hoboken border.

Ceremonial Groundbreaking For 13-Story, 350-Key Hotel At 284 East Oakdene Avenue, Teaneck, New Jersey

Over the summer, news broke of the planned 13-story, 350-key dual-brand hotel set to rise at 284 East Oakdene Avenue, in southern Teaneck, New Jersey, located immediately off exit 70 on the New Jersey Turnpike. According to Real Estate Weekly, Alfred Sanzari Enterprises recently held a ceremonial groundbreaking at the site, which is located adjacent to the Glenpointe commercial complex. The 147-foot-tall hotel will feature a Hampton Inn & Suites and Homewood Suites, both to be operated by Hilton. One hotel will be geared towards short-term guests while the other will accommodate extended-stay guests. A completion date has not been given, but excavation work is now imminent.

Seven-Story, 150-Unit Mixed-Use Project At 315 South Harrison Street Lands Financing, East Orange

Newark, New Jersey-based Blackstone 360 has secured $43.5 million in financing for their planned seven-story, 105-unit mixed-use project at 315 South Harrison Street, in East Orange, New Jersey. The building will be rentals and includes 30,000 square feet of ground-floor commercial space. Unfortunately, the structure will take on a tower-in-the-park configuration, per renderings by the developer. According to Real Estate Weekly, the financing will also be used to purchase Indigo 141, a 12-story, 105-unit apartment building a few blocks away at 141 South Harrison.

Seven-Story, 128-Unit Residential Project At 1475 Palisade Avenue Financed, Teaneck, New Jersey

Back in 2013, the Teaneck, New Jersey Zoning Board of Adjustment granted a variance to build a seven-story, 128-unit apartment building at 1475 Palisade Avenue. Now the developer, The Family Office, has landed a $30 million construction loan to build the project, according to Real Estate Weekly. The building will sit atop a two-story, 256-car parking garage, and residential units will have one- to three-bedroom configurations. An estimated completion date has not been released.

Four-Story, 104-Unit Residential Complex At 221 Bergen Street Complete, Harrison, NJ

The Hampshire Companies’ four-story, 104-unit residential complex at 221 Bergen Street, in Harrison, New Jersey — located a few blocks away from the PATH station — is now open for occupancy, according to Real Estate Weekly. CrownPoint Group is also a partner in the project, and the residential units will all be rentals. Ground broke on the project only a year ago. The building’s amenities include a lounge, fitness room, garage and storage areas, and a rooftop terrace.

38-Unit Townhouse Development Underway At 1 County Road, Cresskill, New Jersey

New Jersey-based Pulte Homes is currently constructing a 38-unit townhouse development at 1 County Road, in Bergen County’s borough of Cresskill. The residential project will feature three-story, three-bedroom homes, according to NorthJersey.com. The site was once home to a garden nursery, which has since been demolished, and completion is expected by the end of 2016. Excavation is currently underway, and sales are scheduled to launch next spring.

Revealed: 2,100-Unit Mixed-Use Redevelopment Underway In Asbury Park, New Jersey

iStar’s Jay Sugarman plans to lead a multi-billion dollar redevelopment that includes over 20 individual projects in Asbury Park, New Jersey, located roughly 40 miles south of Manhattan. The construction will be centered around 1.25 miles of Asbury Park ocean waterfront, on Ocean Avenue and Kingsley Street, between Cookman Avenue and Deal Lake Drive.

Residential Conversion Planned For Factory At 43 Madison Street, Paterson, New Jersey

Alma Realty is converting the enormous William Strange factory — on the block bound by Beech, Madison, Morton and Essex streets, in Paterson, New Jersey — into a residential complex, according to NorthJersey.com. The four- and three-story buildings, with two central courtyards, will house a total of 240 apartments. Some buildings have already been renovated, but completion of the entire complex is expected by mid-2016.
